About the Role
We are seeking a professional to manage technical aspects within the property management team, acting as a liaison between technical and commercial property management. This role involves overseeing technical building operations, planning and executing maintenance and capital expenditure projects, and managing budgets and reporting.
Responsibilities
- Technical property responsibility: Support and manage all technical aspects within the property management team with short decision paths and direct coordination.
- Interface with commercial property management: Technical support from service definition, through bid acquisition, to awarding technical and infrastructural service contracts.
- Property inspections & quality assurance: Regular inspections to monitor building condition and ensure compliance with service contracts, maintenance intervals, and legal inspection deadlines.
- Maintenance & Capex: Planning, management, and acceptance of maintenance and repair measures, as well as independent planning and implementation of Capex measures, including budget responsibility.
- Budget & Reporting: Creation of annual budgets, target-actual comparisons, forecasts, and technical reports.
- Documentation & data rooms: Structured preparation of technical documents such as building permits, maintenance records, expert reports, or fire safety documentation.
- Service provider management: Coordination and supervision of external craftsmen, facility management service providers, and testing facilities, as well as participation in regular meetings.
- Travel: Willingness to travel for property-related matters within the supported portfolio.
Requirements
- Completed vocational training or degree in building management, construction technology, technical facility management, or a comparable field.
- Relevant experience in technical property management or facility management, ideally in residential and commercial environments.
- Sound knowledge in managing technical services, maintenance measures, and legal inspection requirements.
- Structured, self-reliant, and solution-oriented work approach with a high level of commitment.
- Confident demeanor when interacting with owners, tenants, service providers, and internal interfaces.
- Proficient in MS Office; experience with real estate-related software is an advantage.
- Driver's license is desirable.
