About the Role
The Vice President of Land Acquisition and Development is a critical member of the division leadership team, responsible for providing undeveloped land and finished lots to meet sales, settlement, profitability, and growth targets. This role ensures sales, marketing, and construction requirements are met for each land deal and works closely with the land acquisition team to identify suitable land and provide accurate development cost estimates for underwriting.
Responsibilities
- Manage land acquisition and development departments, ensuring competent staffing and functionality.
- Identify land opportunities with potential profit through resale, even if not directly meeting division objectives.
- Identify land aligning with the strategic plan and coordinate acquisition, zoning, and development processes.
- Negotiate property acquisition prices and terms to meet or exceed financial requirements and maintain a competitive edge.
- Partner with legal counsel, developers, and regulatory agencies to mitigate division risks.
- Identify opportunities to buy and 'flip' land for profit and manage lot or land sale functions.
- Participate in and guide the strategic land acquisition and development planning process to competitive acquisition targets.
- Seek niche land positions through direct contracting, assemblages, and joint ventures.
- Develop relationships with local developers for option deals in subdivisions at competitive prices.
- Manage zoning and permitting processes to ensure optimal density and conditions, linking contracts to these results.
- Budget for and control land acquisition costs, including due diligence and research.
- Partner with civil engineers and design professionals for cost-effective community development and construction.
- Ensure efficient and cost-effective building pads for homebuilding.
- Manage land development contractors to ensure timely lot completion.
- Manage construction budgets to align with business plan contribution targets.
- Coordinate with local government inspectors on development construction issues.
- Manage the construction of amenity areas, entrance concepts, and land development plans.
Requirements
- Bachelor's degree in business, real estate, construction management, finance, or related field required.
- Master's degree in business, finance, real estate, or related field preferred.
- At least five years of experience in land acquisition, divestiture, and land development construction management.
- Realtor or Broker's license preferred.
- Experience with MS Office Products (Word, Excel, PowerPoint, Outlook) and ability to learn other computer programs.
- Knowledge of residential real estate laws and zoning regulations.
- Knowledge of contract language and ability to identify critical deal points.
- Knowledge of broker networking.
- Knowledge of supply/demand analysis and demographic mapping.
- Knowledge of local residential housing markets.
- Knowledge of the land development process.
- Knowledge of basic financial analysis and proforma creation.
- Knowledge of deal structures: option contracts, mezzanine financing, joint ventures, assemblages, and land banking.
- Knowledge of topographical effects on development.
- Ability to read, write, and speak fluently in English.
- Spanish language skills are helpful.
- Ability to hear and have sufficient vision to utilize all office equipment.
- Use of hands and fingers required to utilize standard office equipment.
- Use of feet and legs required to walk, climb, and maneuver within construction sites.
