About the Role

We are seeking a dynamic and experienced Lease-Up Community Manager to lead the launch and ongoing success of a community. This role oversees all on-site operations, team members, and resources to ensure a smooth lease-up and long-term performance, focusing on driving leasing velocity, achieving financial and operational goals, and cultivating a vibrant, resident-centered culture.

Responsibilities

  • Respond promptly to resident concerns, complaints, questions, and requests, taking appropriate action to resolve issues.
  • Handle escalated resident disputes with empathy and problem-solving.
  • Complete required accounting, financial, administrative, operational, and other reports accurately and timely.
  • Serve as the liaison with ownership, investors, and regional/asset management teams.
  • Lead ownership/partner site visits, providing performance updates, market insights, and suggestions for improvement.
  • Provide recommendations for long-term asset preservation, revenue growth, and expense control strategies.
  • Oversee hiring, onboarding, training, performance management, and professional development of team members.
  • Ensure team members are current on required trainings and certifications and address performance issues promptly.
  • Oversee the lease enforcement process, including apartment inspections, evictions, and collection of fees.
  • Enforce community rules and lease policies to maintain a safe and orderly environment.
  • Coordinate with legal counsel for evictions, lease disputes, and compliance matters.
  • Conduct daily huddles, regular one-on-one coaching, and annual reviews with team members.
  • Meet regularly with team members to assist with responsibilities and goal setting.
  • Supervise sales activities to achieve community revenue and occupancy goals.
  • Monitor leasing team performance and metrics.
  • Conduct community tours and ensure model and vacant units are tour-ready.
  • Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing financial reports.
  • Oversee accounts payable/receivable, invoice approvals, and vendor billing accuracy.
  • Develop and execute strategies to drive NOI through rent growth, ancillary income, and expense control.
  • Conduct regular community inspections to maintain safety, cleanliness, and curb appeal.
  • Ensure preventative maintenance schedules are executed and amenities are fully operational.
  • Promote resident satisfaction and retention by building a strong community culture.
  • Monitor and respond to resident satisfaction surveys and online reviews for reputation management.
  • Oversee budget creation, forecasting, and monthly variance reporting.
  • Prepare and present financial performance updates to ownership/asset managers.
  • Maintain confidentiality of resident and staff personal information.
  • Analyze and interpret local market and economic trends impacting the community.
  • Understand the competitive market set and implement marketing and leasing strategies.
  • Adjust pricing and marketing strategies as needed.
  • Direct and support maintenance/service operations, ensuring timely work order completion and preventive maintenance.
  • Manage vendor contracts, insurance compliance, and risk management initiatives.
  • Conduct team safety and OSHA trainings.
  • Maintain and stay current on all applicable community licenses, inspections, certifications, and permits.
  • Forecast and track capital expenditures in alignment with ownership objectives.
  • Manage vendor contracts, procurement, and ensure timely completion of capital projects.
  • Oversee capital projects and unit upgrades/renovations.
  • Represent the community and company in the greater community, including event attendance and outreach marketing.
  • Perform other duties as assigned.
  • Manage the lease process utilizing the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized (for California only).

Requirements

  • Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
  • 4-6 years minimum of relevant experience in property management, sales, marketing, and customer service.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.
  • Must have all licenses and/or certifications as required by State and Local jurisdictions.
  • Must have a valid driver’s license to drive a golf cart on property.
  • Proficiency in Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite).
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Salary/Compensations

  • May be eligible to participate in a quarterly or annual bonus program based on individual and company performance (Corporate Positions).
