About the Role
This role involves leading holistic investment proposals, including underwriting models, investment memos, and presentations. It also requires participation in investor discussions, site tours, and coordination of internal processes. Ancillary tasks include assisting with documentation, capital call arrangements, and ad-hoc support for assets/funds under management.
Responsibilities
- Lead holistic investment proposals, including production of underwriting models, investment memos, and presentation materials.
- Initiate and manage internal IC processes.
- Participate in discussions with investors, including attending and coordinating site tours.
- Assist with documentation, capital call arrangements, and ad-hoc support for assets/funds under management.
- Provide analytical support in coordination with Business Development and Fund Management teams.
- Communicate with Group Investment team and ESR IC members to support deal originations.
- Create financial models and review new investment opportunities.
- Produce and review/edit investment memos.
- Develop and present investment opportunity views from a risk/return perspective.
- Support construction, environmental, legal, and tax due diligence.
- Respond to Q&A and requests from investors and ESR IC members.
- Support and coordinate transaction closings between various teams.
- Support Fund Managers in producing/updating capital calls, quarterly investor reports, and annual investor AGMs.
- Support business development activities of senior management, including ad-hoc presentations and materials.
Requirements
- At least 7+ years of institutional real estate investment industry experience with a focus on acquisitions, Investment and/or asset management.
- Experience in private equity/venture capital is a plus.
- Experience with the creation and review of excel valuation models for real estate investment analysis.
- Experience preparing investment memorandums and other investor reports or presentations.
- Experience leading internal IC processes, including communications and presentations with senior members.
- Familiarity with common Japanese real estate ownership structures, including domestic and cross-border investor ownership.
- Ability to perform work accurately and efficiently with a deep understanding of ESR’s mission.
- Management skills to educate and grow team members.
- Strong understanding of discounted cash flow, tax structure, interest rates, and fee structures.
- Very strong working knowledge of MS Excel.
- Working knowledge of MS Word and Power Point.
- Strong verbal and written communication skills in both Japanese and English.
- Strong interpersonal, analytical, and proactive problem-solving abilities.
