About the Role

The Area Manager oversees multiple properties in Puget Sound, focusing on leadership, staff supervision, lease management, and maintaining property assets to minimize vacancies.

Responsibilities

  • Review, monitor, and evaluate monthly financial statements and prepare variance and operating reports for each community.
  • Supervise, authorize, monitor, and administer contract services, repairs, supplies, and approve expenses exceeding on-site authority.
  • Ensure proper contract, insurance, and scope of work for all capital repairs or projects.
  • Implement, monitor, and evaluate the status of all on-site projects, including turnovers, capital projects, special projects, and repairs.
  • Monitor and achieve acceptable levels for unit turnover, occupancy rates, delinquency, bad debt, and lease renewals.
  • Regularly review rent roll, lease renewal, expiration management, operating summary, and financial reports to prioritize property focus.
  • Assess and maintain appropriate marketing tools to maximize qualified traffic while minimizing unit turnover and vacancy time.
  • Conduct monthly audits of tenant files for compliance.
  • Implement, monitor, and ensure proper, timely, and accurate record-keeping for all communities.
  • Monitor and evaluate standards for property exterior appeal and cleanliness.
  • Implement, monitor, and evaluate standards for unit turns, service requests, grounds, and maintenance responsibilities.
  • Recognize and offer alternatives for deferred maintenance, capital needs, and life/safety issues.
  • Implement and evaluate proper staffing needs to maximize net income and resident retention.
  • Ensure the maximum level of service and commitment to resident retention.
  • Oversee multiple properties and manage the timely lease-up of new properties in Seattle.
  • Conduct weekly site visits, inspecting units, common areas, maintenance storerooms, and exteriors.
  • Complete annual reports to funders accurately and on time, accompany funders on inspections, and respond to deficiency issues.
  • Provide detailed reporting and documentation of incidents, maintenance needs, and operational issues within 24-48 hours.
  • Foster a clean and safe environment.
  • Engage with assigned training and comply with deadlines.
  • Utilize Personal Protective Equipment (PPE) and follow protocols.
  • Perform other duties as assigned.

Requirements

  • Associate Degree in Property Management, a related field, or equivalent experience.
  • Minimum of five years of senior management experience in residential property management, facilities management, or housing programs.
  • Strong management, team-building, and interpersonal skills.
  • Excellent verbal and written communication skills.
  • Ability to work with diverse populations.
  • Commitment to learning and embracing the Housing First model.
  • Commitment to working with and housing very low-income and homeless individuals.
  • Demonstrated ability to develop and implement new policies and procedures.
  • Familiarity with commercial leasing, management, and/or property development.
  • Strong administrative and financial management skills.
  • Proficient with building maintenance systems.
  • Proficient with computer systems.
  • Knowledge of landlord-tenant law and procedures.
  • Ability to effectively address resident, vendor, or personnel concerns according to company policy.
  • Must possess a valid Washington State driver’s license.
  • Must meet Washington State minimum requirements for driver liability insurance.
  • Must pass motor vehicle/driving record checks.
  • Must have regular access to a reliable vehicle.
  • Must pass criminal background checks and drug screening.
