About the Role

The Corporate Vice President of Land leads Hakes Brothers' land strategies, including entitlement, acquisition, capital allocation, and pipeline development. This role supports divisions, refines due diligence, and makes risk recommendations to the executive team. The position partners with various departments to ensure a consistent pipeline of finished lots and provides leadership to land acquisition professionals.

Responsibilities

  • Develop and execute the Company's national land acquisition strategy aligned with corporate growth, volume, capital allocation, and market share objectives, establishing lot pipelines across all regions and markets.
  • Identify and evaluate new sources of land acquisition opportunities (raw land, finished lots, bulk purchases, joint ventures, option contracts, and land banking arrangements) in coordination with Land leadership across all Company markets.
  • Evaluate new market entry and expansion opportunities, including detailed competitive market analyses, to support the Company's long-term growth strategy.
  • Build and maintain relationships with national and area land sellers, brokers, developers, land bankers, and other industry contacts to create opportunities across all Company markets.
  • Partner with Finance to develop land acquisition budgets, cash flow projections, and lot takedown schedules across all regions; monitor actual performance against underwritten assumptions and company-wide targets.
  • Partner with Legal to establish company-wide guidelines for deal structures that optimize capital efficiency and risk exposure and evaluate their appropriate use on a market-by-market basis.
  • Assess potential land entitlement opportunities, including rezoning, platting, annexation, environmental and related municipal approvals; and develop and implement company-wide processes, standards and best practices for managing entitlement processes.
  • Support Land leadership in managing relationships with municipalities, utility providers, and regulatory agencies to advance applications and secure permits and approvals.
  • Coordinate with third-party developers and sellers to ensure improvement plans and finished lots are delivered on schedule and meet Company specifications across all markets.
  • Recruit, develop and mentor the Company's land acquisition leadership across all markets, building organizational depth and succession bench strength.
  • Partner with Area Presidents, Division Presidents and Operations leadership across all regions to align land pipeline with production schedules, sales pace, and community opening timelines.
  • Present land acquisition strategy, pipeline performance, and market risk assessments to executive leadership on a regular basis.
  • Represent Hakes Brothers nationally with homebuilder associations (e.g., NAHB), land developers, municipal officials, and industry stakeholders to advance the Company's reputation and interests.
  • Ensure compliance with Company policies, applicable laws, and industry best practices across all land transactions and regions.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, Civil Engineering, or a related field required; MBA or other advanced degree preferred.
  • 10+ years of progressive experience in land acquisition, with at least 5 years in a production home building environment.
  • 5+ years of leadership experience managing land acquisition teams.
  • Demonstrated track record of successfully sourcing, underwriting, and closing land transactions that supported significant home building volume.
  • Strong working knowledge of entitlement processes and municipal approval procedures.
  • Advanced financial modeling and analytical skills, including land pro forma modeling, IRR/ROI analysis, and sensitivity/scenario planning.
  • Strong negotiation skills with a demonstrated ability to structure creative, low-risk land deals.
  • Excellent relationship management skills with landowners, brokers, municipalities, and development partners.
  • Strong leadership, coaching, and team-development capabilities.
  • Effective verbal and written communication skills, including presenting to executive leadership and outside stakeholders.
  • Proficiency with Microsoft Excel and land/financial modeling tools; familiarity with GIS, CRM, or land management software is a plus.
  • Established relationships with land brokers, developers, and municipal officials within the Company's core operating markets.
  • Experience with joint venture and land banking/option structures.
  • Prolonged periods sitting at a desk and working on a computer.
  • Regular travel to land sites, municipal offices, and community locations, which may include walking undeveloped or uneven terrain in varying weather conditions.
