About the Role
This role oversees and performs technical and mechanical work to ensure the cleanliness, appearance, safety, and functionality of buildings, grounds, amenities, and common areas, meeting company standards.
Responsibilities
- Assist and complete work orders for resident service requests and routine upkeep by diagnosing and repairing issues according to policies, procedures, safety standards, and code requirements.
- Oversee and complete the make-ready process for vacant apartments, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, performing maintenance tasks, and inspecting completed work.
- Develop standards for the cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, and common areas to reflect high quality.
- Periodically inspect work performed by other service team members and contractors/vendors to assess effectiveness and develop corrective action plans.
- Maintain adequate inventory of spare parts and maintenance materials, and order supplies within budgetary guidelines.
- Complete monthly preventative maintenance procedures.
- Assist Community Manager in developing budgets for repair, maintenance, and capital projects.
- Support cost-cutting and expense control by fixing parts, minimizing waste, and practicing correct tool usage.
- Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and safety laws.
- Demonstrate customer service skills by treating residents with respect, responding to complaints efficiently, and handling assigned work orders with urgency.
Requirements
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or related trade.
- Must provide own hand tools unless prohibited by State law.
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Ability to apply principles of logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills.
- Ability to read, write, and communicate effectively.
- Proficiency in internet, word processing, spreadsheet, and database management programs.
- Property management system experience preferred.
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions.

- EPA certifications Type I and II or Universal (if working on sealed HVAC systems).
