About the Role
The Leasing Agent is responsible for achieving occupancy goals by leasing apartment homes, delivering exceptional customer service, and creating a positive experience for both prospective and current residents at two senior LIHTC communities. This role manages the leasing process from initial inquiry through move-in, assists with resident needs and lease renewals, and engages in resident communication and retention efforts.
Responsibilities
- Greet and assist current and prospective residents in person, by phone, and through digital inquiries.
- Conduct apartment tours and effectively present apartment homes, community amenities, and the benefits of living at the property.
- Qualify prospective residents and guide them through the leasing process within LIHTC communities.
- Prepare and submit applicant files to the compliance provider for LIHTC eligibility determinations and move-in approvals.
- Prepare lease agreements, move-in paperwork, and collect application, administrative, and security deposit fees.
- Follow up with prospective residents to convert leads into leases.
- Support resident retention initiatives through excellent customer service, lease renewals, and resident engagement activities.
- Respond professionally to resident questions, concerns, and service requests.
- Maintain leasing traffic reports and prospect follow-up documentation.
- Conduct competitive market surveys, provide leasing insights, and recommend strategies to improve occupancy.
- Assist with marketing efforts, community outreach, flyers, and advertising initiatives.
- Maintain the cleanliness and presentation of model apartments, the leasing office, and community curb appeal.
- Coordinate with management and maintenance staff regarding unit readiness and resident needs.
- Ensure compliance with Fair Housing laws and company policies.
- Perform employment and rental verifications as part of the leasing approval process.
- Support additional operational duties as assigned.
Requirements
- Two (2) or more years of multifamily leasing experience required; experience with LIHTC communities is strongly preferred.
- Strong sales, customer service, and closing skills.
- Working knowledge of Fair Housing regulations.
- Experience with property management software such as Yardi, RealPage, Entrata, OneSite, AppFolio, or similar platforms.
- Excellent communication and interpersonal skills.
- Strong organizational skills and attention to detail.
- Ability to multitask in a fast-paced environment.
- Reliable transportation to work at both community locations.
- Ability to work evenings and weekends based on business needs.
- Experience with marketing and social media outreach.
- Bilingual (English/Spanish) is a plus.
