About the Role

The Maintenance I employee is responsible for general maintenance of TNDC Facilities and Buildings, including custodial support when needed or applicable.

Responsibilities

• Perform basic plumbing repairs to water and sewage systems, including fitting replacement and clearing stoppages.
• Repair and replace glass, tile, locks, hinges, and window coverings.
• Conduct basic electrical repairs on appliances, fixtures, switches, and circuits.
• Perform basic painting of interior and exterior surfaces.
• Complete sheetrock repairs.
• Submit completed work orders to the direct supervisor.
• Attend required TNDC meetings, team meetings, training, safety meetings, and staff meetings.
• Adhere to TNDC safety policies and procedures.
• Respond to building emergencies on an after-hours on-call schedule.
• Perform other duties as assigned.

• Ability to operate various equipment including mechanic tools, carpenter tools, electrical tools, plumbing tools, shovels, and rakes.
• Ability to move objects, occasionally requiring considerable force.
• Ability to differentiate shades of color for electrical maintenance, painting, and other work.
• Ability to drive motor vehicles, including trucks.
• Ability to comprehend and correctly use maintenance logs, work orders, and timesheets.
• Ability to comprehend resident handbook and employee manuals.
• Ability to communicate effectively with coworkers and staff at all levels, and residents, both verbally and in writing.
• Ability to adapt to changes in policy, methods, and operations as they apply to property management.
• One year of residential maintenance or related building experience.
• Ability to lift 75 pounds and climb ladders.
• General understanding and working application of plumbing, electrical, and carpentry skills.
• Ability to obtain High-rise Fire Safety Certificate within 6 months.
• Valid California driver's license.
• Knowledge of Cal/OSHA safety requirements.
• Second language ability.
