About the Role
Atlantic Pacific Companies is seeking an experienced and highly motivated Apartment Maintenance Technician for The Atlantic Grand Oaks, a 240-unit market-rate apartment community in Austin, Texas.
Responsibilities
- Performs routine maintenance in individual apartments, common areas, and amenity areas.
- Prepares vacant units for new move-ins.
- Performs routine preventive maintenance.
- Assists in various cleaning functions and grounds monitoring.
- Maintains and repairs the physical structures of buildings.
- Maintains grounds.
- Maintains and repairs electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
- Completes all service requests/work orders within 24 hours as directed by the maintenance supervisor or property manager.
- Completes apartment service tickets and logs all assigned work orders accurately and in a timely fashion.
- Manages vacant apartments through the turnover process, including maintenance, painting, cleaning, and carpet cleaning.
- Replaces worn or damaged parts in machinery and equipment.
- Assists in ordering supplies for the property.
- Cleans internal and external building areas, including dusting, sweeping, mopping, and washing windows.
Requirements
- High School diploma, GED equivalency, and minimum of 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience.
- EPA I or II, Universal or HVAC certification is required.
- Must have supervisory experience.
- Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
