About the Role

Jericho Project is seeking an experienced, full-time, live-in superintendent for a 79-unit Permanent Supportive Housing residence serving veterans. The role requires availability for emergencies and special situations outside of regular work hours.

Responsibilities

  • Assist in establishing weekly work priorities and scheduling work under the supervision of the Manager of Building Operations.
  • Perform ongoing preventive maintenance according to established schedules and report progress.
  • Perform miscellaneous maintenance and repair tasks on buildings, grounds, and property, including carpentry, painting, plumbing, and plastering.
  • Adjust, maintain, and clean machinery and equipment, ensuring compliance with all rules and regulations.
  • Oversee equipment repairs by outside service technicians and ensure proper recording of time, costs, and materials.
  • Control and monitor inventory.
  • Coordinate and inspect work performed by outside vendors.
  • Supervise porter and delegate work.
  • Be accountable for work performed and materials/supplies used.
  • Perform other duties as assigned.

Requirements

  • Availability to work after normal work hours and be on-call for emergencies and special situations.
  • Boiler Oil Test #2 License required.
  • NYPD General Certificate of Fitness License.
  • Strong knowledge and ability to apply skills in plumbing, electricity, and carpentry.
  • Knowledge of relevant NYC housing building and maintenance rules, regulations, and codes.
  • Ability to receive and carry out oral and written instructions.
  • Ability to plan and schedule work.
  • Ability to make clear and concise decisions quickly and effectively.
  • Ability to communicate orally and in writing to be readily understood by others.
  • Ability to learn and use management software applications.
  • Ability to work harmoniously with others.
  • Ability to lift up to 50 lbs.
  • Ability to travel to various sites.
  • Ability to speak, hear, see, and write.
  • Ability to use a computer and related software programs.
  • Willingness to travel locally and nationally, including potential longer weekday/weekend commitments for business projects or deliverables.
