About the Role

The United Group of Companies is seeking a Field Marketing & Sales Manager to oversee their portfolio in Syracuse, NY. This role involves developing local outreach, planning marketing events, creating promotional materials, monitoring leasing performance, and managing digital marketing platforms to increase brand awareness and generate leads.

Responsibilities

  • Responsible for all local grassroots outreach efforts and developing relationships and co-marketing opportunities with a variety of local organizations
  • Plans marketing events, such as tabling or exhibiting, to increase awareness of the properties and generate new resident leads
  • Partners with property managers and the corporate marketing team in creating calendars, fliers, posters, newsletters, print and social media ads, and other materials for the purpose of promoting upcoming events and building overall brand awareness
  • Monitors overall traffic goals for individual events and overall property performance and evaluates quality of traffic
  • Monitors leasing velocity and performance, creating strategic sales initiatives to hit leasing and occupancy goals
  • Manages Marketing and Leasing calls to ensure deliverables from on-site team
  • Evaluate vendor performance and update vendor-managed campaigns to increase performance, obtain competitive vendor quotes, and manage marketing vendor relationships
  • Manage marketing budgets for each community and work with the Property Manager and Property Accountant accordingly
  • Manage and update digital marketing platforms, including but not limited to: ILS sites, Google Business pages, social media, Chamber of Commerce platforms, local business pages
  • Assists in managing social media accounts for the properties and responsible for meeting social growth goals
  • Works in conjunction with the marketing services team to design and develop advertising and marketing collateral for print and electronic media outlets in accordance with plan and budget
  • Responsible for reporting on marketing and leasing performance metrics
  • Attends and/or speaks at events to raise local awareness and generate a prospect pipeline for the leasing team
  • Maintains and executes on an ongoing 90-day marketing plan for properties that includes community outreach initiatives, digital, print, and other marketing activities
  • Reports on results of marketing activities and adjusts tactics as needed to drive marketing and leasing results internally and for clients
  • Monitors marketing collateral and supplies; orders supplies from the corporate marketing team as needed; stocks supplies upon receipt
  • Assists with overall leasing of vacant units

Requirements

  • 3+ years of experience in social media marketing, community marketing/outreach, traffic generation, and/or a sales-focused role
  • Property management experience is preferred but not required
  • Experience with CRM platforms, Microsoft Office and Canva
  • Demonstrates integrity on a personal and professional level
  • Exceptional communication and leadership skills
  • Ability to solve problems involving residents, maintenance, and challenging situations
  • Requires the ability to travel within the region and perform routine physical activities associated with office work and on-site visits, including standing, walking, and occasional lifting

Salary/Compensations

  • $65,000 - $70,000 per year plus Bonus
