About the Role

The United Group of Companies, Inc. is seeking a full-time Maintenance Technician for Hearthstone Village, an active adult community in Latham, NY. This role is crucial for maintaining the property's exterior and interior, ensuring resident satisfaction, and upholding the company's commitment to creating vibrant communities.

Responsibilities

  • Completes assigned maintenance work orders.
  • Performs maintenance on the exterior and interiors of buildings.
  • Maintains inventory of equipment, tools, supplies, and work materials.
  • Maintains a working knowledge of utility sources and supply lines.
  • Performs general maintenance including painting, drywall, plumbing, electrical, mowing, and plowing.
  • Completes all phases of snow removal and maintains related equipment.
  • Prepares units for renovation, including painting, cleaning, and maintenance.
  • Cleans common areas and handles trash removal.
  • Assesses and prioritizes work to be performed on the assigned site.
  • Completes daily work schedules for routine maintenance duties.
  • Notifies Maintenance Supervisor and Property Manager of problems and potential issues.
  • Ensures the quality of work performed.
  • Handles emergency situations and communicates incident details to the Property Manager.
  • Participates in special projects as assigned.
  • Is available for on-call duties as necessary.
  • Maintains a professional and courteous manner with residents, vendors, contractors, and employees.
  • Actively participates in and follows safety and health programs.

Requirements

  • A minimum of three (3) years driving experience is required if the position will be responsible for driving or considered to be a driving role.
  • Must be able to stand/walk for 8 to 10 hours.
  • Must be able to perform frequent body movements including lifting up to 50 pounds, bending, stooping, squatting, reaching, pushing, and pulling.
  • Ability to work indoors and outdoors during various weather conditions.
  • Potential exposure to substances such as paints, cleaning agents, chemicals, etc.
  • Reasonable accommodations may be made to enable individuals to perform essential functions.
  • 2+ years of experience in residential property maintenance is preferred.
  • Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
