About the Role

The Property Manager is a member of the management team responsible for the overall maintenance and operation of residential properties, acting as a liaison between RiseBoro and tenants. This role manages approximately 280 residential units including LIHTC, Older Adult Housing/Assisted living, and scattered-site properties.

Responsibilities

  • Establish consistent high-quality customer service with tenants.
  • Engage in professional dialogue with tenants to resolve questions and concerns.
  • Maintain consistent, open communication with tenants.
  • Ensure timely completion of annual recertifications.
  • Refer tenants for RiseBoro supportive services or benefit entitlement support.
  • Maintain tenant files.
  • Coordinate with Leasing Manager for timely lease renewals.
  • Follow up with tenants on arrears 30 days past due.
  • Ensure buildings are operating within budget.
  • Approve invoices of less than $1000.00.
  • Collect rent payments in older-adult buildings.
  • Assign work to maintenance staff.
  • Oversee turnover process to ensure vacant units are ready within 30 days.
  • Perform move-in and move-out walk-through apartment inspections with tenants.
  • Coordinate with maintenance staff to clear code violations and repair concerns.
  • Review and submit Purchase Orders for supplies or equipment.
  • Identify tenancy issues requiring legal referral and coordinate with the Legal Department.
  • Maintain communication with management and compliance team during operational emergencies.
  • Be available to address emergencies outside of typical business hours.
  • Perform other duties as assigned.

Requirements

  • Minimum of 2 years of experience in property management.
  • Bilingual (Spanish/English) strongly preferred.
  • Excellent oral and written communication and interpersonal skills.
  • Demonstrated ability to work well with varying levels of staff members.
  • Detail oriented.
  • Organized.
  • Ability to successfully manage multiple working relationships.
  • Affordable housing management experience preferred.
  • LIHTC certification required within six months of hire.
  • Certified Housing Assistant Manager preferred.
  • Proficient with Microsoft Office Suite or related software.
  • Intermediate to advanced working knowledge in Microsoft Excel.
  • Knowledge of Yardi program preferred.
