About the Role
The Building Operator will be responsible for providing maintenance and operations services for Woodbine Entertainment. Reporting to the Manager of infrastructure, the Building Operator will ensure that assigned systems are maintained safely and to the highest level of operational efficiency.
Responsibilities
- Respond to on demand service requests while ensuring completed work meets quality and response requirements.
- Perform preventative and corrective maintenance according to computerized maintenance management system (CMMS) to ensure uninterrupted operations and asset integrity.
- Receive, track, monitor and report status of maintenance and repair work.
- Analyze breakdowns, make necessary repairs, or advise management of breakdown and required contractor type.
- Assist contractors with access and setup.
- Work with Building Automation System (BAS) as required, adjusting set points and schedules, and utilizing BAS for troubleshooting.
- Perform daily inspections and update log sheets of all pertinent mechanical/electrical systems.
- Perform periodic fire pump tests and inspections.
- Perform periodic generator tests and inspections.
- Perform daily blowdowns and water tests on low pressure steam boiler.
- Maintain salt levels for water softeners.
- Attend emergencies such as floods, loss of power and fire alarms.
- Maintain inventories of spare parts.
- Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, and fire protection.
- Perform other duties as assigned.
Requirements
- Experience in retail or commercial building operations and maintenance.
- 4th class stationary engineer certificate, or Refrigeration B operator certificate.
- Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
- Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
- Proficiency with Microsoft Office.
- Experience with Building Management systems.
