About the Role

The Resident Manager is a supervisory position acting as the liaison between residents and Extell Management Services Inc. This role requires effective judgment and decision-making in overseeing daily building operations, including property maintenance, emergency preparedness, vendor management, and staff supervision.

Responsibilities

• Oversee daily building operations, including repairs and maintenance of equipment.
• Ensure property cleanliness and maintenance.
• Plan for emergency situations and monitor security, alarm, and fire suppression systems.
• Coordinate with building retail on shared systems and equipment maintenance.
• Manage vendor and contractor work.
• Perform regular property walkthroughs to identify and address issues.
• Manage amenity spaces.
• Order and distribute supplies.
• Coordinate move-ins/outs.
• Supervise and direct building staff.
• Ensure compliance with company, 32BJ, and building policies and procedures.
• Oversee staff training, scheduling, and human resources responsibilities.
• Assist management in drafting, finalizing, and monitoring the annual building budget.
• Live on-site and remain available 24/7 for emergencies.
• Independently resolve resident or staff-related issues with Extell Management Services and Human Resources.

Requirements

• Luxury hotel or luxury residential management experience in a large active property.
• Strong verbal and written communication skills.
• High school diploma or GED.
• Vocational/technical background.
• Ability to ensure compliance with all company policies and procedures, Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines.
• Minimum of 5 years working with modern commercial/industrial and residential grade electrical, mechanical and plumbing systems, boilers, BMS, various types of HVAC systems and components, water filtration, generator, elevator and other types of equipment and systems.
• Demonstrated ability to manage multiple and complex operational matters daily.
• Facilities and operations experience with strong knowledge of building systems, including operation, preventative maintenance programs, troubleshooting, diagnosis, and repair.
• Working knowledge of carpentry, painting, and general finishing work.
• Strong background in working with fire, life, health, and safety systems.
• Effective judgment and decision-making.
• Working knowledge of computer programs such as Microsoft Office, Windows, BuildingLink, and Yardi.
• Effective supervisory skills with 5 years' experience managing all members and departments of a luxury building staff, including front of house and back of house staff.
