About the Role

Valiant Residential is seeking an Assistant Maintenance to assist the maintenance supervisor in maintaining the physical integrity of the property and collaborating with the leasing team to maximize renewal and leasing opportunities. This role ensures all duties are performed with safety as a priority and in accordance with company policies.

Responsibilities

• Complete service requests made by residents within 24 hours.
• Implement and manage the system for handling resident service requests.
• Schedule the on-call rotation for staff and assist with service as necessary.
• Conduct all business in accordance with company policies and procedures and all state and federal laws.
• Assist in the distribution of flyers and other materials.
• Keep all safety materials current and readily accessible, and immediately correct unsafe conditions.
• Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
• Schedule and perform minor and routine maintenance on all appropriate equipment.
• Inspect and maintain all tools in excellent condition.
• Diagnose and perform minor or routine maintenance or repair on electrical and plumbing systems, A/C and heating systems, appliances, irrigation systems, structural elements, roofing, interior/exterior lighting, fireplaces, gas fixtures, windows, boilers, locks, security systems, walls, and pool areas.
• Handle “on-call” duties whenever needed.
• Participate in standby emergency schedules for evening, weekend, and holiday coverage.
• Assist in preparing the property for various inspections.
• Perform any additional duties as assigned by the property manager or Regional Community Supervisor.

Requirements

• A minimum of two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• High school diploma or equivalent.
• EPA (refrigerant, transition, and recovery certification).
• Strong verbal and written communication skills in English.
• Own a basic set of hand tools.
• Valid driver’s license with a good driving record and auto insurance.
• Ability to perform work responsibilities at other locations and travel within major metropolitan areas with possible overnight stays.
• Ability to work some weekends as needed.
• Must be able to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more.
• Must be able to walk the property for up to 8 hours or more in various weather conditions.
• Ability to climb stairs.
• Ability to lift up to 30 lbs.
