About the Role

Montagu Evans is seeking an MRICS qualified surveyor with 1-3 years of post-qualification experience to join their market-leading Retail & Leisure team. This role involves advising clients on lease advisory matters for out-of-town retail parks, leisure parks, and other retail & leisure assets across England and Wales. The successful applicant will gain exposure to national retail and leisure markets, report directly to clients, and negotiate with agents.

Responsibilities

Undertake site inspections and measure properties, including out-of-town retail parks, leisure parks, and other retail and leisure assets.
Read and summarize leases.
Draft reports for rent reviews, re-gears, and lease renewals.
Research and analyze comparable rental evidence.
Report directly to clients with recommended strategy and tactics.
Negotiate with tenants and their agents to achieve optimal client results.
Collaborate with other Retail & Leisure colleagues, particularly in Asset Management and Investment.
Maintain awareness of links within the wider Commercial Agency & Advisory (CAA) department, especially between lease advisory sub-teams in Industrial & Logistics and Offices.
Proactively participate in relevant Sector groups.
Take an active interest in business development, including the use of social media and AI.
Create and maintain a Retail & Leisure comparable rental evidence database to identify new business opportunities.
Travel within the UK for inspections and measurements in accordance with the Code of Measuring Practice.
Prepare reports for rent reviews, lease re-gears, and lease renewals, including investigating and analyzing comparable rental evidence.
Accurately assess the market rent of subject premises.
Act as an Expert Witness in Third Party Disputes.
Draft quoting rents, Calderbank offers, Memoranda, and Heads of Terms.
Read, understand, and summarize leases, including knowledge of lease renewal processes, the Landlord & Tenant Act, and Surveyors Acting as Expert Witnesses.
Negotiate settlements and prepare fee accounts.
Report directly to a Partner and key company clients.
Assist with the above responsibilities on a day-to-day basis, supporting two Partners and the wider team, including asset management and investment.

Requirements

MRICS qualified surveyor
1-3 years post qualification experience
Strong written and verbal skills
Knowledge of Landlord & Tenant processes including lease reading, rent reviews, lease renewals, and acting as an Expert Witness in Third Party Disputes.
Ability to build own client network and generate new instructions.
Excellent communicative skills both written and verbal.
Team player, driven to succeed.
Strives to exceed client expectations.
Attention to detail, including the ability to read a lease and assess its effect on rental value.
Full driving licence and willingness to travel independently or with colleagues/clients.
Ability to adhere to deadlines and specific timelines.
Ability to work independently, but under supervision.
Ability to manage multiple live instructions while keeping clients informed.
Willingness to assist Retail & Leisure colleagues in Asset Management and Investment to provide seamless and holistic advice to clients.
Experience in Lease Advisory.
