About the Role
The Maintenance Technician is responsible for performing maintenance services for the community, including responding to service requests, make-readies, groundskeeping, pool maintenance, and preventative maintenance. This role requires a customer-focused individual with a passion for people and a pride in their work, aiming to create exceptional resident experiences.
Responsibilities
- Respond to and complete service requests in a timely manner.
- Coordinate with the maintenance supervisor and team to prioritize tasks.
- Provide excellent customer service to residents, guests, and vendors.
- Identify and correct or report safety hazards and maintenance needs.
- Perform preventative maintenance on community equipment.
- Prepare vacant apartments for move-in, including necessary repairs.
- Ensure community appearance through upkeep tasks like painting and repairs.
- Accurately complete records in Onesite for service requests, preventative maintenance, and make-ready tasks.
- Perform electrical and plumbing work as required.
- Assist with groundskeeping, pool maintenance, housekeeping, notice distribution, and apartment inspections.
Requirements
- Six months of maintenance experience, preferably in the apartment industry.
- Handle tile work, carpentry repairs, and all facets of the make-ready process.
- Troubleshoot and repair HVAC, plumbing, electrical, and other community systems.
- Must have dependable transportation to/from work.
- Must be able to accommodate a rotating on-call schedule.
- A valid driver’s license is required for communities utilizing Low Speed Vehicles.
- Ability to work a varied schedule including weekends and holidays.
- Will be exposed to constant activity requiring standing, bending, crouching, pushing/pulling, lifting/moving/carrying up to 50 lbs, climbing ladders/stairs, and walking on rooftops.
- Requires manual dexterity for operating small-motorized equipment.
- Must have normal range of hearing, vision, color discrimination, and depth perception.
- Must be able to complete tasks wearing appropriate safety equipment.
- Must be able to read and write in English at an intermediate level.
- Must be able to apply common sense understanding to carry out instructions.
- Deals with standardized situations with occasional or no deviations from standard procedures.
- Requires public contact and excellent interpersonal skills.
- Will be exposed to outdoor environments and potential injuries from chemicals, electrical, machinery, tools, etc.
- Will be exposed to low-level noise when using power tools.
- Attendance and punctuality are essential.
