About the Role

Responsible for managing multiple residential properties, overseeing business, financial, and management aspects, including strategic planning, budgeting, tenant relations, and staff supervision.

Responsibilities

  • Provides first-class customer service to assigned clients while promoting relations among residents, staff, and surrounding community.
  • Oversees the financial operations of assigned properties to realize expected short-term revenues and increase long-term value.
  • Maintains accurate financial records from property operations to provide cost expense reporting.
  • Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure proper and efficient operation of systems, preventive maintenance programs, housekeeping functions, and responses to resident service requests.
  • Ensures compliance with quality standards.
  • Visits each property weekly and reports to the President by completing a monthly written inspection report.
  • Reviews physical properties curb appeal, common areas, vacant apartments, and notes deferred maintenance items for follow-up.
  • Maintains courteous and continuous communication with associates, residents, and applicants in a respectful and professional manner.
  • Communicates with residents and families regarding questions and concerns, resolving issues or referring them to appropriate associates.
  • Responds to all residents in a courteous and prompt manner, prepares correspondence, and maintains accurate conversation records.
  • Routinely meets with residents to handle complaints and requests for repairs, ensuring they are properly provided.
  • Regularly inspects the grounds, facilities, and equipment of assigned properties to ensure safety and excellent maintenance.
  • Enforces the provisions of sale contracts and Board requirements.
  • Provides supervision, coaching, and feedback to all on-site building staff.
  • Effectively supervises administrative staff, including training, task delegation, tracking attendance needs, motivation, and follow-up.
  • Works with Human Resources on matters relating to state and federal employment law compliance, recruitment, hiring, new hire orientation, performance management, and terminations.
  • Complies with and enforces all Company regulations and procedures, as well as all applicable legislative provisions.
  • Establishes effective working relationships with safety and health officials.
  • Responds to emergency situations and ensures full compliance with all state and local laws.
  • Works constructively under stress and pressure.
  • Effectively manages time of self and others to meet deadlines.
  • Acts as a liaison between Accounting, HR, and all other Corporate departments as necessary.

Requirements

  • Prepares, implements, and adheres to the approved strategic plan and property budget.
  • Develops and maintains strong working relationships with tenants/occupants and board members.
  • Supervises day-to-day activities of engineering, maintenance, building staff, and contract services.
  • Directly supervises a variety of staff, which may include building, administration, engineering, operations, maintenance, and finance/accounting.
  • Ensures compliance with quality standards.
  • Works with Human Resources on employment law compliance, recruitment, hiring, orientation, performance management, and terminations.
  • Complies with and enforces all Company regulations and procedures, as well as applicable legislative provisions.
  • Establishes effective working relationships with safety and health officials.
  • Responds to emergency situations and ensures full compliance with state and local laws.
