About the Role

Responsibilities
- Accept and complete work orders for building, equipment, or grounds repairs based on assigned priority.
- Locate, inspect, troubleshoot, and initiate repairs.
- Manage the physical plant, including painting, snow removal, and grounds work.
- Purchase materials and equipment for maintenance repairs.
- Use personal vehicle for travel between ESLC facilities, adhering to driving policies and maintaining a valid NYS driver's license.
- Assist with preventive maintenance tasks, including cleaning and servicing induction unit filters, refrigeration coils, and air conditioning coils.
- Perform preventive maintenance on HVAC equipment and conduct daily rounds.
- Assist with monthly safety checks of equipment and ensure repairs are completed.
- Receive, inspect, record information for, and put new equipment into service, complying with all applicable requirements and codes.
- Consult code manuals and confer with the Regional Facility Manager on new installations with electrical, mechanical, or logistical challenges.
- Lead in-house renovation projects.
- Attend all scheduled staff meetings and in-services.
- Wear the departmental uniform daily.
- Meet attendance, punctuality, in-service, and health assessment requirements.
- Assist in fire alarm testing and fire drills.
- Test the emergency generator as needed.
- Participate in the On-Call rotation schedule.
- Perform building-related janitorial work, including regular or backup duties during staffing shortages.
- Exhibit knowledge of ESLC's maintenance, security, and safety policies.
- Perform other duties as assigned.
Requirements
- High school diploma or equivalency required.
- Minimum of 2 years of building maintenance experience.
- Must possess own transportation and a valid New York State driver's license with a clean driving record.
- Able to perform general building repair and maintenance.
- Knowledgeable in OSHA regulations and state sanitary codes.
- Ability to interact courteously and tactfully with staff, residents, family members, visitors, vendors, and the general public.
- Must be able to demonstrate the ability to perform the duties of the position.
- Performing duties requires prolonged walking and standing.
- Must be able to regularly lift 30 pounds and occasionally lift 50 pounds without assistance.
- Ability to sit, talk, and hear is required.
- Specific vision abilities required include close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus.
