About the Role
The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the community's buildings, grounds, amenities, and common areas meet Greystar's standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Assist and complete work orders for resident requests and routine upkeep by diagnosing and repairing issues.
- Oversee and complete the "make-ready" process for vacant apartments, including inspections, punch lists, scheduling, and repairs.
- Develop standards for the cleanliness and appearance of community grounds, amenities, building exteriors, and common areas.
- Periodically inspect work performed by other service team members and develop corrective action plans.
- Periodically inspect work performed by contractors, vendors, and service providers to ensure quality standards.
- Maintain adequate inventory of spare parts and maintenance materials, and order supplies within budget.
- Complete monthly preventative maintenance procedures.
- Support cost-cutting and expense control programs by repairing instead of replacing parts and minimizing waste.
- Conduct safety meetings, maintain Safety Data Sheets, and ensure compliance with safety laws and requirements.
- Demonstrate customer service skills by treating residents with respect and responding to maintenance requests efficiently.
Requirements
- Bachelor's/Master's degree from an accredited college or university preferred in Business, Real Estate or related fields.
- Proven experience in a leadership role within the real estate industry.
- Strong financial acumen and analytical skills.
- Excellent communication and negotiation abilities.
- Knowledge of current market trends and regulatory requirements.
- Abilities to create and manage stakeholder relationships.
- 10 years minimum of relevant experience.
Skills
- EPA certifications Type I and II or Universal for refrigerant recycling.
- All licenses and/or certifications as required by Provinces and local territories.
- Valid driver's license to operate a golf cart on property.
- Ability to work inside and outside in all weather conditions.
- Ability to stand, walk and/or sit for extended periods.
- Ability to push, pull, lift, carry, or maneuver weights of up to nine (9) kilograms independently and twenty-two (22) kilograms with assistance.
- Ability to work a flexible work schedule, including on-call evenings, weekends, and holidays.

- $70,000- $80,000 CAD
