About the Role

The Project Manager will manage multiple residential or amenity projects, ensuring adherence to Discovery Land Co. standards, project development entity requirements, and owner expectations. This role involves providing superior oversight in budget, schedule, and quality from project inception through owner completion, contributing to the unique Discovery Land Company experience.

Responsibilities

  • Assure Customer Satisfaction and the Member Experience.
  • Serve as the primary contact for Members, Member Representatives, Designers, Architects, and the General Contractor.
  • Foster an environment of Professionalism, Respect, Timeliness, and Accountability among the project team.
  • Ensure clear, professional communication with all stakeholders, including owners, operations, residential services, the general contractor, and trades.
  • Oversee Bi-Weekly Reports in Standard Company Formats.
  • Coordinate with the Architect, Landscape Architect, Interior Designer, and other Consultants.
  • Interface with the General Contractor to manage project schedule and budgets.
  • Manage Project Budgets.
  • Complete Budget Snapshots Monthly.
  • Perform Cost Coding to ensure all costs are assigned to the appropriate budgets.
  • Complete Bid Comparisons for review prior to issuing Subcontracts and Purchase Orders.
  • Support Superintendents and On-Site Construction Activities.
  • Conduct Weekly Owner, Architect, Contractor (ORC) Conference Calls using Microsoft Teams or other video platforms.
  • Maintain cleanliness and a physical presence consistent with Discovery Land Co. staff standards.
  • Monitor site safety and issue safety observations.
  • Provide ongoing support for Community Development Initiatives to ensure coordination with Operations and Sales.
  • Manage budgets, subcontractor and supplier buyouts, schedules, QA/QC, punch lists, and project turnover for overall project success.
  • Set expectations with the Member and their team.
  • Continuously review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow.
  • Demonstrate flexibility and the ability to pivot to new projects in a fast-paced environment.

Requirements

  • Bachelor’s degree in a field applicable to the position is preferred.
  • Minimum of 8+ years of applicable work experience is required.
  • Construction Management certification, or equivalent experience, will be given preference.
  • Procore certification is preferred.
  • Strong preference for candidates with luxury residential construction experience; commercial experience and process management are also preferred.
  • Competency with Microsoft Suite: Word, Excel, Publisher, Project, Vizio.
  • Ability to work with a diverse staff.
  • Ability to listen to and respond to specific requests during training sessions.
  • Ability to meet one-on-one or in small groups to provide ongoing training and skill competency assessments.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must be familiar with the phases of horizontal and vertical construction, especially residential.
  • Must be familiar with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands, and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required.
  • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates, and coworkers.
  • Positive attitude, professional demeanor, and exceptional communication and interpersonal skills.
  • Must be able to work flexible work hours as needed due to business demands.
  • Ability to work in a team environment.
  • Ability to stay calm and focused during the busiest of times.
  • Ability to read, write, speak, and understand English; additional languages are preferred.
  • Ability to work a flexible schedule, including evenings, weekends, and holidays, and shifts greater than eight (8) hours.

  • $130,000.00 - $160,000.00 USD annually + Bonus eligible
