About the Role
Overseeing the day-to-day running of Nexus, a large multi-let office building in London, ensuring high levels of client engagement, customer service, and effective management of contractors, security, maintenance, and cleaning staff, while adhering to expenditure and current legislation.
Responsibilities
- Oversee the day-to-day running of Nexus, a 157,000 sq ft multi-let office building.
- Ensure high levels of client engagement and customer service.
- Manage contractors, security staff, maintenance, and cleaners.
- Manage third-party contractors with due regard to expenditure and current legislation.
- Ensure all legal requirements and the requirements of ISO 14001 and ISO 45001 are met.
- Advise Client and occupiers on Health, Safety, and Environmental Management.
- Set, manage, and reconcile budgets.
- Manage occupier relations.
- Manage contractors to ensure planned preventative maintenance (PPM) and reactive maintenance are carried out in line with company policies and procedures.
- Work closely with the LOB FM team to ensure cost recovery and central budgets are effectively managed.
- Collaborate with surveying colleagues and central support functions to ensure client strategy is executed.
- Develop rapport with occupiers and explore engagement opportunities through placemaking and events, in liaison with the Occupier Services team.
- Demonstrate attention to detail and high levels of occupier engagement and customer service.

Requirements
- IOSH essential.
- NEBOSH desirable.
- 3-4 years of experience working in a similar role.
- Effective PC skills, including working knowledge of Microsoft and Google packages.
- Pro-active, flexible attitude to changes in the company, IT systems, and the role.
