About the Role
The Maintenance Technician is responsible for performing routine and preventative maintenance to uphold the physical integrity of the community, ensuring cleanliness and proper functioning of grounds, facilities, and equipment while providing exceptional customer service.
Responsibilities
- Assist with maintaining the physical integrity of the community, ensuring a clean and well-maintained living environment.
- Pick up trash and debris observed on the property.
- Anticipate, identify, and correct safety, hazardous conditions, or maintenance issues.
- Coordinate with the Maintenance Supervisor and team to prioritize daily tasks.
- Ensure community appearance through lightbulb replacement, trash removal, painting, and repairs.
- Assist with groundskeeping, pool maintenance, housekeeping, notice distribution, and inspections.
- Perform preventative maintenance on community equipment.
- Complete minor repairs to utility systems and streets.
- Maintain grounds and landscaping to community standards, including mowing and weeding.
- Perform duties safely, adhering to all safety procedures and using proper equipment.
- Inspect, clean, and repair facilities and amenities such as the clubhouse, basketball courts, swimming pools, and maintenance garage.
- Perform additional or modified duties as assigned.
Requirements
- High School diploma or GED.
- Demonstrated knowledge of general maintenance techniques and repair work.
- General knowledge of plumbing, electrical, and grounds maintenance.
- Proficient skills in operating hand tools, power equipment, and commercial machinery.
- Ability to provide legible written reports.
- Ability to work independently and as part of a team.
- Ability to multitask, stay organized, and meet deadlines.
- Ability to work on-call and be available for after-hours emergencies.
- Valid driver's license and good driving record.
- Strong leadership abilities.
- Problem-solving capabilities.
- Effective time management skills.
- Adaptability to changing priorities and unforeseen circumstances.

- Ability to conduct property quarterly inspections with a consistent score of 95%-100%.
