About the Role
The Maintenance Technician assists the Maintenance Manager in ensuring that the physical aspects of the Community meet the Company’s established standards for safety, appearance, and operation within the budgeted financial goals. This role supports marketing and leasing efforts by preparing inventory of ready apartments, scheduling contractors, completing work orders, and inspecting apartments for move-in quality. The position requires compliance with all company operating and safety policies, Federal, State, and Local laws, including Fair Housing laws.
Responsibilities
- Diagnoses and performs minor or routine maintenance or repair on electrical, plumbing, A/C and heating systems, appliances, irrigation systems, stairs, gates, fences, patios, railings, walls, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances, shutters, doors, cabinets, windows, sliding glass doors, door locks, P. O. boxes and locks, security systems, water intrusion, and pool areas.
- Assists with ensuring make-ready repairs are completed correctly and on schedule (5-7 day turns).
- Assists in ensuring an adequate number of make-ready units are always available (40%) and meet company standards.
- Inspects vacated apartments and completes make-ready checklist as assigned, informing supervisor of needed maintenance and repairs.
- Inspects the exterior of the property and performs daily building and common area upkeep, assisting in keeping grounds neat and free of litter.
- Responds to HVAC trouble calls and completes repairs and replacements according to applicable codes and laws.
- Communicates needs for parts and supplies to the Maintenance Manager.
- Performs effective emergency maintenance (after hours) as required.
- Removes and transfers heavy appliances and equipment, and assists in moving abandoned furniture and appliances.
- Ensures all assigned service requests are completed daily (within 24 hours).
- Maintains outside waste containers, keeping them clean, organized, and managing bulk items.
- Performs snow plowing and removal.
- Performs weekly light checks and replaces light bulbs throughout the community and exterior amenities.
- Completes annual/monthly training in the company LMS software.
- Uses company timekeeping software to document time and attendance.
- Performs other duties as assigned.

- Experience and knowledge of all aspects of maintenance repair and service of HVAC equipment, stoves, refrigerators, dishwashers, washers, and dryers required.
- Experience and knowledge of painting and sheetrock repairs required.
- Experience and knowledge of electrical repairs such as breaker replacement, ceiling fan installation, building light installation, etc. required.
- Experience and knowledge in plumbing repairs to include use of snake or jet vac to handle building backups, etc. required.
- Knowledge of proper safety precautions required.
