About the Role
The Senior Project Manager, Waterproofing runs our most complex waterproofing projects from handover through close out and sets the standard for the project management group. You will own budgets, schedules, contracts, and client relationships on several jobs simultaneously, collaborating with estimators, superintendents, and general contractors. This senior role involves providing guidance to other project managers, reviewing their work, and shaping departmental procedures. Success means projects landing on budget, strong client relationships, and a strengthened team.
Responsibilities
- Manage multiple waterproofing projects concurrently, overseeing schedule, budget, quality, and safety.
- Lead project handover from estimating to production, confirming scope, budget, and site readiness.
- Review and negotiate contracts, subcontracts, and purchase orders, identifying and mitigating risks.
- Develop and maintain project schedules, assign crews and resources, and ensure adherence to timelines.
- Track project costs and progress, price change orders, and submit claims for delays and extras.
- Manage RFIs, submittals, shop drawings, and contract documents to prevent field delays.
- Coach and mentor project managers and coordinators, review their work, and develop quality control documents and procedures.
- Conduct weekly progress reviews with superintendents and contractors to identify and resolve issues.
- Provide project status updates, potential liabilities, and emerging issues to senior leadership.
- Maintain client and consultant relationships, represent Triumph in warranty claims, and support estimating on high-value pursuits.
Requirements
- 10+ years of experience managing construction projects, with significant experience in waterproofing, restoration, or building envelope work.
- Working knowledge of CCDC contracts, lien legislation, and the change order and claims process.
- Ability to read and interpret architectural and structural drawings, specifications, and shop drawings.
- Proficiency in MS Office and project management or scheduling software (Procore, MS Project, or similar).
- Credibility to conduct difficult conversations with general contractors while maintaining relationships.
- A natural inclination to provide advice to peers and enjoy doing so.
- Ability to stay organized under pressure and manage multiple complex jobs simultaneously.
- Skill in negotiating firmly and fairly, with a strong understanding of project finances.
- Proactive ownership of tasks and direct communication style.
