About the Role

This position is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects. The role also involves grounds keeping and pool duties.

Responsibilities

  • Respond to resident/management requests and work orders.
  • Repair/replace appliances, plumbing, air conditioning/heating/electrical systems, and other apartment materials.
  • Identify and correct hazardous property conditions.
  • Follow mold policy/procedures.
  • Tour property daily to identify and report deficiencies.
  • Perform preventative maintenance on equipment and units.
  • Prepare vacant apartment units for move-in, including repairs, painting, and cleaning.
  • Assist in daily preparation of show units and model apartments.
  • Check pool area gates for proper operation and security.
  • Maintain organization and cleanliness of work areas and maintenance shops.
  • Be flexible to work at other properties as required.
  • Function as a member of the Property Emergency Team.
  • Adhere to the Company's confidentiality policy.
  • Adhere to the highest legal and ethical standards/practices.
  • Practice proper safety techniques and report safety issues.
  • Ensure accuracy of timeclock punches and approve timecards.
  • Assist in special projects or activities as designated by the company.

Requirements

  • High school diploma or equivalent.
  • Two (2) years of multi-family experience or equivalent combination of education, training and experience.
  • HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment.
  • Training in household repairs, plumbing and mold detection/resolution preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Must have certifications/permits required by city or state to perform job responsibilities.
  • Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair and all facets of apartment make ready.
  • Ability to operate common maintenance related tools.
  • Ability to apply common sense and understanding to carry out instructions and plans.
  • Excellent interpersonal skills for interaction with residents, vendors, contractors, and employees.
  • Ability to read and write in English to understand diagrams, meters, instructions, and write reports.
  • Basic knowledge in compressor diagnosis, appliance repair, fire sprinklers and irrigation systems.
  • Basic knowledge of OSHA Requirements and Local, City and State Ordinances.
  • Must supply own hand tools.
  • Must be able to push, pull, lift, carry or maneuver weights of up to twenty five (25) pounds independently and up to fifty (50) pounds with assistance.
  • Must be able to physically access all exterior and interior parts of the property.
  • Must be able to bend, stoop, climb, reach, carry objects and crawl in confined areas.
  • Must be able to deal with moderate to high levels of stress due to meeting deadlines.
  • Periodic travel within and outside of assigned geographical area may be required.
  • Reliable transportation is required.
  • May require airline travel, out of town and/or overnight trips.
  • Will be regularly called to work overtime.
  • Will be scheduled for on-call emergencies.
  • Must respond to on-call calls within fifteen (15) minutes and be on premises within thirty (30) minutes.
