About the Role
The Regional Manager (RM) is responsible for overseeing the operational and financial performance of a portfolio of properties. This role requires a hands-on leader who can drive team performance, maintain client relationships, and ensure the successful execution of business strategies to align with company objectives.
Responsibilities
- Oversee recruitment and interview process for site-level positions.
- Conduct regular team meetings, 1-on-1 coaching, and annual performance reviews.
- Coordinate with HR on compliance, policies, and conflict resolution.
- Conduct onboarding, training, and mentoring of team members.
- Perform weekly site visits, engage with team members, and host client calls.
- Serve as the primary client liaison, handling communications and follow-ups.
- Develop and execute business plans for each community.
- Approve expense requests and manage expense reporting.
- Compile and analyze financial reporting, review and approve purchase orders and invoices.
- Conduct physical inspections of properties and preventive maintenance inspections.
- Ensure compliance with company policies regarding procurement, financial practices, and vendor management.
- Oversee resident and vendor communications and issue resolution.
- Monitor property marketing efforts, including websites and advertising.
Requirements
- Bachelor's degree from a four-year college or university (experience may substitute).
- Four years in multifamily property management, with at least two years in a Community Manager role.
- 3rd party management experience.
- Knowledge of multifamily property management operations, markets, and trends.
- Knowledge of budgeting, financial reporting, and variance analysis.
- Skilled in organization, prioritization, time management, and multitasking.
- Skilled in Microsoft Office Suite and Property Management Software (e.g., Yardi).
- Skilled in Revenue Management Software (e.g., LRO, AIRM, Yieldstar).
- Ability to communicate effectively verbally and in writing.
- Ability to develop solutions and resolve challenges proactively.
- Ability to lead, mentor, and develop on-site teams.
- Ability to manage vendor relationships and negotiate contracts.
- Ability to maintain positive client relationships.
- Ability to think strategically and implement business plans.
- May be required to sit or stand for extended periods.
- Must be able to read documents and computer screens.
- Must be able to hear and understand verbal communications.
- May occasionally be required to lift or carry items weighing up to 15 pounds.
- Must be able to operate a computer, keyboard, mouse, and other office equipment.
- Employment contingent upon successful background check.
- Valid driver’s license is preferred.
