About the Role
The Real Estate Transaction/Operations Manager will support the administration and operations of a large commercial real estate portfolio. This role involves assessing market trends, preparing renewal negotiation strategies, analyzing proposals, and ensuring compliance with lease agreements.
Responsibilities
- Support the day-to-day administration and operation of a large commercial real estate portfolio.
- Prepare renewal negotiation strategies with existing landlords, analyze proposals, and provide counteroffer recommendations.
- Prepare and review lease amendment agreements and commencement date certificates.
- Follow up with the field organization to gather renewal requirements and prepare economic and deal summary packages.
- Evaluate localized real estate market rents and trends to prepare renewal negotiation strategies.
- Analyze, research, and compile data from facility lease agreements, contracts, and amendments.
- Track and monitor critical dates for facility leases and administer sublease agreements.
- Evaluate opportunities for subleasing surplus square footage.
- Track performance metrics for all real estate transactions.
- Coordinate with field resources to ensure estoppel compliance and review estoppel documents.
- Prepare standardized and customized reports to monitor portfolio metrics and transactional status.
- Assist in maintaining the real estate management system.
- Coordinate with the field organization to obtain repairs and maintenance compliance documentation and tenant improvements requirements.
- Engage with landlords/property managers for accountability with reported lease obligated repair and maintenance requirements.
- Develop and maintain an HVAC preventative maintenance tracking program.
- Ensure compliance with lease obligations and provide relevant data to landlords/property managers.
Requirements
- BA/BS in business, finance or similar analytical discipline.
- 3 to 5 years of related work experience in commercial real estate-portfolio administration/project management preferred.
- Understanding of commercial real estate lease negotiations, deal structures and lease terms.
- Proficient in Excel, Word, and PowerPoint.
- Familiarity with Tango Analytics / Lease Accounting rules a plus.
- Understanding of construction/project management/layout/design a plus.
- Excellent written and verbal communication skills.
- Ability to work independently on tasks.
- Highly motivated, results-oriented, and a strong work ethic.
- Detail-oriented with excellent time management and organizational skills.
- Strong customer service orientation with the ability to work across multiple departments within the company.
