About the Role

The Maintenance II is responsible for performing preventative maintenance and providing maintenance and custodial support for TNDC tenant residences and commercial spaces.

Responsibilities

• Perform general apartment building maintenance and repair.
• Conduct basic plumbing repairs, including fitting replacement and clearing stoppages.
• Repair and replace glass, tile, locks, hinges, and window coverings.
• Perform basic electrical repairs on appliances, fixtures, switches, and circuits.
• Perform basic painting of interior and exterior surfaces.
• Hang and repair sheetrock.
• Perform framing, cabinet rebuilding, and finish carpentry.
• Conduct rough construction and concrete work.
• Prepare and submit daily work order sheets to supervisor.
• Attend required TNDC team, training, safety, and staff meetings.
• Follow TNDC safety policies and procedures.
• Respond to building emergencies on an after-hours on-call schedule.
• Perform other duties as assigned.

• Ability to operate various equipment including mechanic, carpenter, electrical, and plumbing tools, shovels, and rakes.
• Ability to move objects, occasionally requiring considerable force.
• Ability to differentiate shades of color for electrical maintenance, painting, and other work.
• Ability to coordinate eyes, hands, and fingers in performing maintenance tasks.
• Ability to drive motor vehicles, including trucks.
• Sufficient visual acuity to inspect buildings and review work orders.
• Sufficient hearing acuity to use the telephone and communicate with residents and staff.
• Ability to add, subtract, multiply, and divide.
• Ability to judge situations requiring supervisor involvement.
• Ability to apply common sense understanding to semi-repetitive tasks.
• Ability to comprehend and correctly use maintenance logs, work orders, and time sheets.
• Ability to comprehend resident handbook and employee manuals.
• Ability to communicate effectively with coworkers, staff, and residents, both verbally and in writing.
• Ability to adapt to changes in policy, methods, and operations.
• Ability to work in an office environment and in/outside various residential buildings.
• Ability to work under hot and cold conditions.
• Ability to work under conditions of moderate noise.
• 1 year of residential maintenance or related building experience.
• Ability to lift 75 pounds and climb ladders.
• Intermediate plumbing, electrical, and drywall skills.
• Ability to obtain High-rise Fire Safety Certificate within 6 months.
• Valid California driver’s license.
• Motor vehicle report that matches TNDC’s insurer’s minimum guidelines.
