About the Role
The Director of Development for Clear Channel Outdoor will develop new outdoor advertising assets, build government relationships, and strategically manage the region’s real estate portfolio. This role involves navigating regulatory environments and making key decisions on site location, entitlements, design, budgeting, construction, and acquisition.
Responsibilities
- Comply with applicable Federal, state regulations, local rules, and ordinances.
- Negotiate existing and new lease agreements with favorable terms.
- Collaborate with legal counsel on zoning, relocation, permitting, and lease contract negotiations.
- Identify viable development opportunities, including competitive inventory.
- Work with Building, Electrical, and General Contractors, Surveyors, and Engineers.
- Identify, secure, permit, and orchestrate the building of new assets.
- Liaise with State, County, and City officials on new asset development and relocations.
- Attend regulatory and public hearings.
- Advocate for the modernization of existing ordinances to accommodate current technology, such as digital formats.
- Coordinate with the VP Real Estate and VP Public Affairs to achieve shared market goals.
- Manage a development team of two (2) to four (4) individuals.
- Perform other duties as assigned.
Requirements
- Bachelor’s degree or equivalent four (4) years’ experience.
- Three (3) years’ real estate experience, preferably managing a significant portfolio or handling the entitlement process for a real estate leasing/development firm.
- Two (2) years’ management experience, preferably in a related field.
- Occasional travel outside the market area for legislative sessions, company events, and trade meetings.
- Possess a valid driver’s license.
- Have access to a reliable vehicle.
Skills
- Knowledge of market demographics.
- Ability to draft, read, and comprehend complex business correspondence.
- Ability to read and comprehend maps, blueprints, and site plans.
- Strong computer skills for research and analysis.
- Ability to understand and calculate basic mathematical equations.
- Extensive knowledge of real estate principles and practices, with an emphasis on field work, lead generation, and regulation application.
- Knowledge of the media and advertising industry, business cycles, and key revenue/expense drivers.
- Deep and broad business acumen with strong analytical, critical thinking, decision-making, and problem-solving skills.
- Proficient in Microsoft software applications (Word, Excel, Outlook, PowerPoint).
- Ability to complete required math calculations (discounts, interest, commissions, proportions, percentages).
- Ability to accurately assess situations, perform root cause analysis, and provide solutions.
- Excellent verbal and written communication skills, including presentation delivery.

- Min: $160,000
- Max: $210,000
