About the Role

The Maintenance Technician will contribute to an exceptional resident experience by providing high standards of repairs, maintenance, and compliance for the building fabric and systems. This role involves inspecting and diagnosing faults, undertaking repairs, and ensuring the overall upkeep of the property.

Responsibilities

  • Ensure high levels of cleanliness throughout the community.
  • Communicate effectively with residents, clients, contractors, and colleagues regarding maintenance issues.
  • Monitor and maintain the electronic maintenance reporting system (Onesite), ensuring timely and high-quality task completion.
  • Promote resident satisfaction by providing updates on maintenance progress.
  • Administer property maintenance and records in accordance with Greystar policies.
  • Deliver services within agreed budgetary and resource parameters.
  • Maintain adequate levels of spares, stock, and supplies.
  • Diagnose and undertake repairs in plumbing, joinery, carpentry, painting/decorating, and lighting.
  • Organize and oversee repairs completed by contractors.
  • Report incidents or accidents to the Community Manager.
  • Inspect and maintain communal areas, including refuse and recycling facilities.
  • Coordinate and accompany external contractors performing works on site.
  • Liaise with Estates Management or Operations teams for clear communication during works.
  • Monitor Sub-Contractor performance and maintain accurate records.
  • Ensure annual checks for statutory insurance and qualifications are carried out.
  • Manage and maintain all statutory testing records.
  • Carry out annual PAT testing and inspections of emergency lighting.
  • Perform weekly fire alarm tests and fire evacuations.
  • Ensure gardens and grounds are well-maintained, clean, tidy, and hazard-free.
  • Supervise external grounds maintenance contractors.
  • Practice proper safety techniques.
  • Be available on call out of hours for emergency situations.
  • Review site risk assessments with the Community Manager.
  • Seek to maximize efficiency of utilities.

Requirements

  • Awareness of H&S requirements on site.
  • Continually strive to improve knowledge, skills, and abilities.
  • Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder/residential construction.
  • Experience in plumbing, electrical, or carpentry trades.
  • Experience of installing and maintaining hot and cold water systems, sanitary appliances, and soil and waste drainage.
  • Experience of installing and maintaining electrical systems and fire alarm, emergency lighting, and security systems.
  • Fluent English verbal and written communication skills.
  • Helpful, friendly personality with effective communication skills.
  • Behave in a professional, courteous, and helpful manner towards colleagues and residents.
  • Good team player with strong relationship building and influencing skills.
  • Positive approach and ability to work on own initiative.
  • Ability to determine cost-effective solutions to repairs.
