About the Role
The Accounts Receivable Specialist plays a critical role in maintaining accurate resident account ledgers and supporting the overall financial health of the organization. This position ensures the integrity of the accounts receivable process by managing resident charges, monitoring dispositions, and facilitating timely reconciliations. Working collaboratively with Regional and Property Managers, the Accounts Receivable Specialist ensures that all resident account activities align with operational objectives and financial compliance standards. The position requires a detail-oriented, responsive, and solution-driven attitude, with a commitment to maintaining accuracy and transparency in financial reporting. Through cross-functional collaboration and proactive communication, this role contributes to a cohesive, efficient, and service-focused accounting team. The core mission is to ensure the accuracy, timeliness, and integrity of resident financial data while supporting business operations and compliance efforts.
Responsibilities
- Maintain accurate resident accounts receivable ledgers and ensure data integrity across systems.
- Review and reconcile accounts receivable-related general ledger accounts.
- Rebalance subsidized accounts to reflect correct billing and payments.
- Review ledgers of employee apartments for accuracy based on internal reporting.
- Reconcile exception reports related to gross potential rent, holding fees, prepaid balances, and security deposits.
- Prepare and maintain accounts receivable work papers and supporting documentation.
- Perform A/R month-end closing tasks in accordance with internal deadlines.
- Establish and maintain strong working relationships with Regional Managers, Property Managers, and other staff to ensure accurate A/R processes.
- Respond to A/R ticket requests regarding ledger discrepancies and non-payment questions.
- Review and finalize account dispositions for security deposits, canceled applicants, and denied applicants in accordance with legal requirements.
- Participate in due diligence activities for new acquisitions, including on-site or remote lease audits.

Requirements
- Proficient in written and verbal communication for interacting with managers, bookkeepers, and vendors.
- Ability to calculate figures such as discounts, interest, proportions, and percentages with accuracy.
- Capable of resolving issues involving multiple variables in standardized scenarios.
- Experience with Yardi software and proficiency in Microsoft Excel is a plus.
- The role involves frequent use of standard office equipment, such as computers, phones, and printers.
