Responsibilities
- Oversee all aspects of service operations to achieve operational goals.
- Participate in completing work orders, including repairs and replacements for appliances, plumbing, HVAC, and electrical systems.
- Maintain a positive attitude and provide quality customer service to residents.
- Train maintenance teammates and encourage their professional development.
- Provide input to the Property Manager regarding teammate performance reviews and resident feedback.
- Assist the Property Manager in recruiting and interviewing maintenance team members.
- Oversee the organization of the maintenance shop and property appearance.
- Research and evaluate maintenance products and upkeep solutions.
- Schedule and supervise in-house and vendor work.
- Manage work orders and response times to ensure timely completion.
- Oversee inventory, ordering, and delivery of maintenance supplies and equipment.
- Manage a safe, healthy, and accident-free environment.
- Ensure OSHA standards are met.
- Oversee unit turns and renovations within set timeframes.
- Walk apartments upon move-out with the leasing team to assess damage and determine necessary repairs for rent readiness.
- Perform additional duties as business needs require.
Requirements
- At least 8 years of general maintenance/general repair experience.
- 3 years of apartment industry experience required.
- Management experience required.
- EPA Universal certification required.
- CPO certification highly preferred.
- Proficient in trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, and appliance repair.
- Trade licensing preferred but not required.
- Tech savvy and able to efficiently use computers and basic software.
- Must possess own tool kit.
- Must live within 30 minutes of the property.
- Must have dependable transportation.
- Must be able to accommodate a rotating on-call schedule.
- Must be able to perform physical requirements including lifting, carrying, pushing, or pulling objects up to 50 pounds.
- Ability to walk, stand, sit, and climb stairs alternatively.
- Ability to lift or carry objects up to 150 pounds occasionally.
- Ability to lift or carry objects between 25-75 pounds frequently.
- Ability to lift or carry objects less than 25 pounds constantly.
- Pass a background check and reference check prior to employment.
