About the Role

The Durst Organization is seeking an Engineer to join their team at 29-59 Northern Boulevard, Long Island City NY 11101. This role involves operating and maintaining building equipment in a safe and efficient manner.

Responsibilities

• Start up, regulate, repair, and shut down equipment, including Multistack chillers and Areco boilers, in a safe manner.
• Ensure equipment operates safely within established limits by monitoring meters, gauges, and computerized controls.
• Perform and document all preventive maintenance tasks on MEP systems.
• Use hand and power tools to perform repairs and maintenance, ranging from complete overhauls to replacing defective parts.
• Provide hands-on support in diagnostics, repair, and operation of refrigeration supplemental cooling.
• Review BMS for operational performance and critical alarms, providing feedback for corrections.
• Record relevant operational events and facts, providing diagnoses for corrective action.
• Audit safety devices and troubleshoot problem areas.
• Test and chemically treat hydronic systems to prevent corrosion and deposits.
• Perform other related duties as required and assigned in a campus work environment.
• Follow all PPE and LOTO safety protocols.
• Support all staff, Handyman, Porters, and subcontractors as needed.
• Receive direction from Concierge.
• Perform necessary tasks and work orders within residential units as assigned.
• Ensure general maintenance, orderliness, and cleanliness of facilities and equipment.
• Execute daily routine work orders and escalate issues as necessary.
• Build and repair cabinets, counters, closets, and other carpentry as needed.
• Perform minor electrical repairs, including switches, receptacles, and light fixtures.
• Perform plastering and painting on small and large scales.
• Perform minor plumbing, including repairing leaks, minor pipe replacements, and appliance repairs.
• Repair entrance and internal doors, locks, hinges, and other operable hardware.
• Perform snow removal and perimeter maintenance as required.

Requirements

• Valid New York City Fire Department Refrigeration Machine Operator License with a minimum of one year’s continuous experience.
• Minimum 3+ years as an operating engineer in a high-rise building or campus site.
• Fire Safety Director Certification.
• Sprinkler/Standpipe Certification.
• Air Compressor Certification.
• BMS and control experience.
• EPA Universal Certification.
• Experience with HW boilers, Multistack chillers, Electrical, Plumbing, and Sprinkler Standpipe Systems.
• Knowledge of other Fire Safety systems.
• Minimum of 3 years of basic electrical experience, including minor troubleshooting and wiring.
• Minimum of 3 years of plumbing experience, including bathroom repair, soldering, pipe threading, and pro press.
• Physical ability to climb ladders, lift up to 75 lbs. regularly, enter and operate in confined spaces, and operate power tools.
• Ability to work with exposure to elements such as odor, noise, dust, heat, cold, or chemicals with proper PPE.
• Positive attitude and communication skills are a priority.
