About the Role

The Stonehedge Group manages the entire value chain of a property, from acquisition to sale. With 20 years of experience in the Berlin real estate market, we identify potential and ensure high quality standards. As a family-run company, all business actions are oriented towards the long term. We are looking for a Construction Manager (m/f/d) for residential new construction to strengthen our new construction and development team, full-time, starting immediately in Berlin.

Responsibilities

Manage and monitor construction processes on site.
Oversee the contractually compliant, timely, and quality execution of construction services.
Coordinate subcontractors, specialist planners, and other project participants on site in agreement with project management.
Prepare for and participate in construction meetings, and coordinate execution solutions.
Monitor adherence to construction schedules and quality standards.
Continuously track construction progress and identify deviations and risks early on.
Ensure compliance with legal regulations, technical standards, and safety regulations.
Create and maintain project-specific documentation (e.g., construction diary, site reports).
Report to internal and external stakeholders.
Ensure complete and traceable project documentation.
Organize and conduct partial and final acceptances.
Manage defect rectification, including deadline monitoring.
Participate in warranty management.

Requirements

Completed vocational training in construction or a degree in civil engineering, construction technology, architecture, or equivalent practical experience.
Several years of professional experience as a construction manager in residential construction, particularly in above-ground construction, in German-speaking countries.
Good knowledge of technical regulations and building laws, knowledge of construction law (VOB, DIN standards, especially DIN 276/DIN277).
Independent, structured, and solution-oriented way of working.
High level of initiative and motivation, flexibility, and reliability.
Strong communication skills and enjoyment of teamwork, negotiation skills.
Proficient use of MS Office and common construction software solutions is an advantage.
Good German language skills are an advantage.
Valid driver's license.
