About the Role
POLIS is a continuously growing and well-capitalized company that acquires office properties for its own portfolio and focuses on modernizing, revitalizing, and managing these properties. As a specialist with many years of experience in property modernization and management, we focus on office properties with potential for value appreciation in central locations in Germany's most important office markets.
Responsibilities
- Planning, development, and implementation of maintenance, revitalization, CapEx, and tenant fit-out measures for existing properties.
- Active presence on construction sites and in properties to ensure smooth project execution.
- Pragmatic support of all project participants and independent clarification of technical and organizational issues.
- Identification of technical optimization and modernization potential through property inspections and analyses.
- Carrying out acceptances and handovers, as well as ensuring orderly handover of construction services to Technical Property Management.
- Creation, management, and monitoring of project budgets, including cost control.
- Selection, commissioning, and management of external service providers, planners, specialist engineers, and executing companies.
- Preparation of tender and contract documents, as well as negotiation and award of construction and planning contracts.
- Ensuring compliance with legal, technical, and regulatory requirements, as well as relevant operator obligations.
- Securing quality, costs, and deadlines during all project phases.
- Ensuring smooth interface management between Asset Management, Property Management, Leasing, and external partners.
- Contribution to the implementation of the ESG strategy, as well as the analysis and preparation of construction and ESG-related data.
- Preparation of cost estimates and construction descriptions.
- Writing reports and evaluations for the board and management.
- Participation in investment, business, and CapEx planning, as well as support for technical due diligence (TDD) examinations.
- Further development of standards, processes, and technical guidelines in construction and building management.
Requirements
- Successfully completed studies in Architecture, Civil Engineering, Industrial Engineering (Construction), Real Estate Management, or Building Services Engineering (TGA).
- At least five years of professional experience in a similar role is desirable.
- Expertise in the planning and implementation of modernization, revitalization, and maintenance measures with a commercial focus, particularly in service phases 5-8.
- Sound knowledge of HOAI, VOB, and relevant technical regulations and standards.
- Proficiency in tender, contract, and change order management.
- Knowledge in the office and commercial real estate sector.
- Experience in managing external planning and executing partners and the ability to communicate technical issues clearly and guide project participants goal-orientedly.
- Basic knowledge of ESG, sustainable construction, and building certifications (e.g., DGNB, BREEAM, or LEED) is desirable; experience with ESG, energy, or building data is an advantage.
- Proficiency in cost calculations, controlling, and budget planning.
- Ability to evaluate technical and economic correlations and prepare decision-making bases tailored to the audience for the board and management.
- Analytical thinking skills and a high affinity for numbers.
- Strong project management and organizational skills.
- Structured, independent, and solution-oriented way of working.
- High level of responsibility, quality, and cost awareness.
- Excellent communication and negotiation skills.
- Confident demeanor towards tenants and service providers, as well as good communication and teamwork skills.
- Very good German language skills (C1).
- Proficiency in MS Office.
- Experience with project management and tendering software is an advantage.
- Knowledge of CAFM, real estate, or ERP systems is desirable.
