About the Role
The Director, Residential Openings is responsible for providing operational expertise and support for all new Residential openings globally, focusing on pre-opening activities. This role ensures proper support for pre-opening teams to guarantee efficient and effective setup of residential operations and delivery of high-touch service to meet resident expectations from day one. The position supports newly opening standalone and mixed-use properties by providing project knowledge, set up assistance, tools, materials, and guidance on operational matters.
Responsibilities
- Develop tools for Residential Regional teams to support operational elements during the design and build phase.
- Support Residential regional teams with operational expertise on ad hoc needs, including floor plan review, operating plans, labor plan review, OS&E review, and employee fashion best practices.
- Review and develop new materials and supporting documentation for stakeholders to understand pre-opening activities.
- Organize and prepare onboarding material for Residential regional teams for project knowledge handover.
- Review roles and responsibilities during pre-opening for all stakeholders to document for alignment and efficiencies.
- Review current pre-opening project plans and Hotel critical path templates to ensure residential opening considerations are included.
- Review current pre-opening tools to develop and/or adjust them for Residential regional teams and local pre-opening teams.
- Review and refine training requirements, establishing trainer requirements and assisting with sourcing.
- Monitor opening status to assess operational risk factors and assist Residential regional teams and the Residential Leader with next steps.
- Harvest and document best practices from prior openings to improve efficiency and reduce challenges.
- Develop and manage content for the pre-opening section on the Residential Operations SharePoint site.
- Provide hands-on guidance to local teams during pre-opening for operational setup, including service, homeowner communication, resident recognition, safety plans, maintenance programs, and systems setup.
- Liaise with Residential regional teams to ensure minimal delays in opening timelines.
- Execute pre-opening readiness assessments to document outstanding matters.
- Support Residential regional teams with post-open assessments to ensure stable daily operations and identify areas for attention.
- Work with Regional and/or local teams to resolve remaining post-opening issues.
- Assist with developing solutions for post-open matters regarding products, service, and quality.
- Liaise regularly with the on-site team to obtain status updates and pending issues.
- Assist senior Residential Operations leadership with ad hoc projects.
Requirements
- Bachelor’s degree in hospitality, business, real estate, or property management preferred; MBA or Post Graduate Degree beneficial.
- 15 years of experience in Operations within Residential and/or Hotel (on property and corporate ideal).
- 3-5 years of experience opening hotels and/or residential properties.
- Intermediate/advanced level of understanding of Residential Operations and Hotel Operations.
- Good understanding of property management, business/financial management, and operations.
- Solid understanding of property technology systems.
- Advanced user of Excel, Word, PPT, SharePoint, etc.
