About the Role

The Project Manager is an Associate-level role responsible for managing capital improvement and renovation projects across the firm's multifamily portfolio. This role directly protects and enhances asset value by delivering projects on time, on budget, and to a high standard.

Responsibilities

  • Manage capital improvement, renovation, and repositioning projects from scope definition and budgeting through construction and close-out.
  • Develop and track project budgets, schedules, and draw requests.
  • Solicit bids, evaluate proposals, and manage contractor and vendor relationships, including contract negotiation and change order review.
  • Conduct site visits to monitor construction progress, quality, and safety, and resolve field issues.
  • Coordinate with property management and asset management teams to ensure minimal disruption to operations.
  • Support due diligence for property acquisitions, including physical condition assessments, capital needs analysis, and budget validation.
  • Engage and manage third party consultants, interior designers, contractors, architects, engineers, etc.
  • Ensure projects comply with building codes, permitting requirements, and lender/investor reporting obligations.
  • Prepare project status reports and updates for all key stakeholders.
  • Identify and escalate project risks, budget variances, and schedule delays, recommending mitigation strategies.
  • Perform other duties as assigned by your supervisor.

Requirements

  • Minimum 2 years of experience in design, construction, project management, or a related field.
  • Proficient in Microsoft Office (Word, PowerPoint, Excel) and construction project management tools.
  • Excellent written and verbal communication skills, with a professional presence.
  • Strong analytical, critical-thinking, and problem-solving skills.
  • Well organized and detail-oriented, with proven ability to manage multiple priorities and meet deadlines.
  • Self-motivated, diligent, and reliable, with strong relationship-management and cross-functional collaboration skills.
  • Ability to travel as projects require (+/- 20%).
