About the Role

The Property Maintenance Supervisor is responsible for coordinating and supervising the work of maintenance employees, custodial employees, and contractors in the general maintenance and upkeep of buildings, grounds, and equipment for an on-campus student community. This position also completes repairs and preventive maintenance. Duties include oversight and performance of general maintenance, HVAC, electrical, plumbing, project management, supervision of all major trades, on-call duties, budget management, and ensuring resident satisfaction. The supervisor must project a professional image and participate in an emergency on-call rotation, with potential for after-hours and weekend work during emergencies.

Responsibilities

  • Supervises Maintenance Technician, Student Maintenance Assistants, and one Custodial contract, including hiring, training, and evaluating staff.
  • Oversees communication with residents regarding maintenance and facility issues.
  • Develops and implements interior and exterior maintenance programs.
  • Manages site-wide pest control efforts, including bedbug prevention, inspection, and eradication.
  • Responds to all maintenance requests within 24 hours.
  • Oversees work performed by contractors for renovations/repairs and inspects upon completion.
  • Oversees quarterly HVAC unit inspections and filter changes.
  • Assists in creating the on-call duty schedule and participates in the rotation.
  • Maintains the work order system.
  • Assists with budget preparation.
  • Assists in bid review and creation.
  • Performs general furniture repair, painting, plumbing, appliance repair, and minor electrical repairs.
  • Monitors garage gates, fire alarm, access doors, breezeway accountability, and camera systems.
  • Coordinates scheduling of contractors and staff during the turn process.
  • Oversees damage inspections when units are vacated.
  • Monitors site staff and contractors for quality workmanship.
  • Maintains inventory of tools and equipment.
  • Organizes and secures all maintenance storage units, shop, and maintenance office.
  • Orders parts, appliances, and furniture to maintain appropriate par levels.
  • Conducts daily general site inspections and specific monthly inspections of the entire property.
  • Performs other duties as assigned.

Requirements

  • High school diploma or general education degree (GED) required.
  • 3-5 years of general maintenance experience in property management or related field.
  • Experience working with student housing or facilities management is preferred.
  • Trade knowledge (custodial; electrical; plumbing; appliances; carpentry; basic HVAC) required.
  • HVAC certification is preferred.
  • Must have troubleshooting and diagnostic skills.
  • Demonstrate proficiency in verbal communication.
  • Possess strong customer service skills.
  • Must be punctual, organized, and able to meet deadlines.
  • Excellent attention to detail and organizational skills.
  • Ability to move and lift up to 50lbs and navigate up and downstairs.
  • Ability to participate in an on-call rotation and respond to campus within 30 minutes for after-hours emergencies.
