About the Role
The Property Maintenance Technician is responsible for maintaining and repairing basic building functions, including appliances, electrical systems, plumbing, and HVAC equipment. This role also involves general repairs, painting, maintaining logs, and ensuring a professional image through customer interactions. The position requires participation in an emergency on-call rotation, including after-hours and weekend work during emergencies.
Responsibilities
- Perform preventative maintenance on HVAC systems, including thermostats, filter changes, belt changes, oil/lubing, and cleaning of components.
- Maintain, repair, and replace furniture in public areas, offices, and residences.
- Conduct routine boiler maintenance, observing and reporting temperatures, gauges, and necessary repairs.
- Perform general plumbing repairs, including leaks, drains, toilets, sinks, showers, and gaskets.
- Execute electrical repairs, such as replacing bulbs, ballasts, fixtures, sockets, outlets, and GFCIs.
- Complete painting and drywall repair/replacement projects.
- Replace ceiling tiles.
- Clean and maintain equipment and tools routinely.
- Maintain, clean, and organize the storage and Maintenance Shop daily.
- Conduct daily general inspections of assigned buildings and report findings with recommendations.
- Conduct additional inspections monthly and quarterly as scheduled.
- Perform general appliance maintenance and repair.
- Maintain, repair, and replace entry door, lock, and key systems.
- Complete exterior maintenance repairs and projects.
- Unpack and stock equipment and supplies in the Maintenance shop.
- Prepare and set up furniture and equipment for meetings, conferences, and classes.
- Monitor snow accumulation and shovel snow from walks and driveways.
- Spread salt on public passageways to prevent ice or snow buildup.
- Monitor and maintain entranceways, walkways, common areas, and hallways to ensure they are clear and safe.
- Assist with restoring rooms and common areas to their original condition after resident or guest move-out.
- Participate in a 24-hour emergency maintenance on-call schedule on a rotating basis.
- Respond on-site within 40 minutes for emergency calls.
- Perform other duties as assigned.
Requirements
- High school diploma or GED required.
- 2-3 years of general maintenance experience in property management or a related field.
- Must have troubleshooting and diagnostic skills.
- Demonstrate proficiency in verbal communication.
- Possess strong customer service skills.
- Must be punctual, organized, and able to meet deadlines.
- Excellent attention to detail and organizational skills.
- Ability to move and lift up to 50lbs and navigate up and downstairs.
- Ability to participate in an on-call rotation and respond to campus within 40 minutes for after-hours emergencies.
