About the Role

TeraWulf is building large-scale AI/HPC data centers. The Customer Delivery Manager (CDM) is the primary tenant-facing contact from lease negotiation through commissioning and turnover to operations. This role owns the delivery of each colocation project, translating lease obligations and tenant requirements into executable scope and driving decisions across multiple teams to ensure tenant readiness.

Responsibilities

  • Serve as the technical delivery lead during lease negotiation, assessing tenant requirements against site capabilities, infrastructure, schedule, and cost.
  • Review and comment on lease exhibits and delivery commitments, ensuring they are deliverable and internally consistent.
  • Translate tenant business needs into structured technical requirements, identifying gaps, conflicts, and risks before lease execution.
  • Establish the initial owner/tenant scope demarcation and responsibility matrix.
  • Act as the primary tenant-facing point of contact for delivery-phase communication, decisions, escalations, and status reporting.
  • Coordinate the integrated delivery timeline against lease-committed dates and drive cross-functional accountability.
  • Develop and maintain the integrated delivery program as the single source of truth for the tenant relationship during delivery.
  • Lead recurring tenant program reviews, site walks, milestone reviews, and executive updates.
  • Coordinate with engineering, design management, and third-party resources to ensure tenant requirements are reflected in the design process.
  • Attend design milestone reviews, consolidate tenant comments, and coordinate disposition tracking.
  • Manage tenant-driven changes within the contractual change-control framework, assessing impacts and driving decisions.
  • Maintain sufficient MEP familiarity to understand design decision implications and coordinate specialist input.
  • Coordinate tenant-specific procurement items, long-lead equipment decisions, and vendor interfaces into the construction sequence.
  • Support factory witness testing, submittal reviews, and tenant inspections.
  • Track construction progress against the delivery schedule, identify risks, and drive resolution of tenant-impacting blockers.
  • Coordinate deployment readiness, including power, cooling, network, access, logistics, and tenant equipment staging.
  • Coordinate with commissioning teams to ensure tenant requirements and acceptance criteria are reflected in the commissioning process.
  • Coordinate tenant participation in commissioning activities and manage tenant-facing sign-off tracking.
  • Own the turnover package to the tenant and operations, including commissioning records, as-builts, and warranties.
  • Execute the formal CDM to CSM handoff at commissioning turnover, ensuring account management continuity.

Requirements

  • Bachelor's degree in Engineering, Construction Management, or related technical discipline.
  • 5–10 years of progressive experience in project delivery, design coordination, construction management, or technical program management, with a significant portion in a tenant-facing or owner-representative capacity.
  • Direct experience delivering data centers, mission-critical facilities, industrial projects, or large-scale commercial construction is strongly preferred.
  • Experience with MEP systems, including electrical distribution, mechanical cooling, fire protection, controls, and telecommunications.
  • Working familiarity with major data center MEP systems and design development workflows.
  • Demonstrated ability to read and interpret lease exhibits, technical specifications, and commercial documents, and translate them into delivery workstreams.
  • Ability to coordinate across tenants, engineers, contractors, vendors, OEMs, integrators, commissioning agents, and internal commercial stakeholders.
  • Strong written and verbal communication skills, with the ability to translate technical issues into clear decisions for executive audiences.
  • Proficiency with Bluebeam, Procore or equivalent, AutoCAD/Revit (read-level fluency), Microsoft Office, and Google Workspace.
  • Willingness to travel up to 30%.
  • Willingness to be onsite during key design, construction, commissioning, and turnover milestones.
