About the Role

The Director, Power Procurement and Real Estate leads the real estate and power activity required to fuel the company's national data center expansion. This strategic role involves sourcing, evaluating, and acquiring sites, managing grid interconnection, utility partnerships, and energy sourcing across Canadian provinces.

Responsibilities

  • Lead the identification and acquisition of land and power end-to-end
  • Build relationships, negotiate purchase agreements, options, power purchase agreements
  • Manage power expenses, power billing strategy and long-term power outlook
  • Manage the holistic due diligence process, including zoning, environmental assessments, and geotechnical studies, alongside load analysis and grid feasibility
  • Partner with legal to navigate municipal zoning and land-use bylaws to ensure speed to market while maintaining positive community and government relations
  • Lead the negotiation and execution of grid interconnection agreements with provincial utilities
  • Secure substation capacity and on-site power generation to meet site energization milestones
  • Conduct load analysis and feasibility studies before capital is committed to land acquisitions
  • Lead the end-to-end negotiation of utility-scale Power Purchase Agreements (PPAs)
  • Oversee participation in wholesale electricity markets to optimize energy rates and participate in demand-response programs
  • Represent the company at provincial regulatory hearings and industry conferences to influence energy policy and rate structures
  • Provide internal thought leadership on power trends and strategy
  • Oversee delivery schedules for all critical equipment to guarantee on-time arrival for a rapidly expanding portfolio
  • Develop and execute a comprehensive inventory strategy, allocating assets across sites to align seamlessly with construction sequencing
  • Partner closely with Construction, Operations, and Finance leadership to align procurement strategies with aggressive site expansion goals

Requirements

  • 5+ years in senior roles including investment banking / M&A, consulting, energy procurement, utilities, or heavy industrial power systems
  • Experience in the data center, colocation, telecom, cloud, managed services, infrastructure, or broader B2B technology sectors is an asset
  • Deep knowledge or willingness to learn Canadian electricity markets (AESO, IESO, HQ, BC Hydro) and wholesale market participation
  • Experience supporting executives and cross-functional teams with data-driven recommendations
  • Ability to use data-driven insights to influence the CEO and Board
  • Proven track record of negotiating and closing high-value, long-term commercial contracts
  • Comfortable handling sensitive or confidential information during PPA and land acquisition negotiations
  • Strong commercial acumen paired with analytical rigor and sound judgment
  • Ability to connect disparate data points and translate them into clear, actionable recommendations
  • Ability to operate at both a strategic and tactical level, with strong attention to detail
  • Excellent cross-functional collaboration and influencing skills
  • Strong communication skills and the ability to present clearly to senior leadership
  • Strong organizational, project management, and change management capabilities
  • Advanced Excel skills and strong financial modeling capability
  • Excellent written, verbal, and presentation skills
