About the Role

Vital Infrastructure Property Trust is a real estate investment trust with over $6B in assets under management, focusing on essential healthcare infrastructure. We invest in, operate, and partner to strengthen healthcare properties across Canada, the United States, Brazil, Germany, and Australia.

Responsibilities

  • Build customized financial models to analyze development scenarios.
  • Define key metrics and assumptions for analyzing risks and returns, including project costs.
  • Establish and maintain best practices for the Development department’s financial models.
  • Source, coordinate, and manage financial due diligence for projects.
  • Manage communication with project managers, providing interface to Yardi Job Cost management.
  • Prepare and report on project development proformas and provide inputs to project budgets.
  • Assist with information gathering and consolidation for RFIs, RFQs, and RFPs for potential acquisitions.
  • Support the Development department with updating and reporting on development pipeline proformas.
  • Create and update proformas for annual budgets, monthly/quarterly updates, and leasing sensitivity analysis.
  • Collaborate with internal and external stakeholders on project proforma creation and updates.
  • Manage market research, review, and analysis.
  • Identify sites within growth areas and model development opportunities.
  • Support the Investment Team in the acquisition process.
  • Track, report on, and undertake due diligence for identified properties, identifying site-specific opportunities and constraints.
  • Perform ad hoc responsibilities as assigned.

Requirements

  • A minimum of 3+ years relevant working experience.
  • Well-developed valuation, financial analysis, and modeling skills, including the ability to develop a financial model from scratch in Excel.
  • Exposure to relevant real estate development transactions.
  • Well-developed understanding of business fundamentals: development project life cycle, income producing asset operating models, cash flows.
  • Well-developed advanced Excel modeling, Argus modeling, and PowerPoint presentation skills.
  • Ability to structure a deliverable, storyboard, or presentation for Investment Committee & Board approvals.
  • Knowledge of appropriate tools, techniques, and intellectual capital to address transaction issues.
  • Understanding of balance sheets and revenue streams for development versus stabilized assets.
  • Strong commitment to professional and client service excellence.
  • Proven analytical skills and systematic problem solving.
  • Strong project management and communication skills.
  • Ability to handle pressure and tight timelines.
  • Travel could be involved.
