About the Role
UMH Properties, Inc. is seeking a Property Manager to oversee the Kinnebrook Community, ensuring UMH standards are consistently maintained for residents and employees.
Responsibilities
- Maintain the community in a first-class condition.
- Inspect all homes prior to move-in and ensure they meet UMH standards.
- Inspect all lots regularly to ensure residents comply with leases, rules, and regulations.
- Enforce community rules and regulations.
- Coordinate employees and contractors to maintain an attractive, clean, and safe living environment.
- Complete the titling of homes accurately and timely, following UMH procedures.
- Monitor workers on-site to ensure proper licensing, permission, and insurance.
- Maintain working knowledge and application of the Americans with Disabilities Act.
- Maintain working knowledge and application of the Fair Housing Act and other relevant local laws.
- Achieve 100% occupancy by advertising vacancies using UMH approved methods.
- Utilize rental or sales promotions with required approvals.
- Inspect rental units at required frequencies and document inspections.
- Manage home sales following UMH procedures for sales, showings, leasing, and finance.
- Achieve 100% rent collection by running credit and background checks for applicants.
- Process applications, review screening results, and make final applicant decisions.
- Monitor rent payments and take action to ensure timely payments.
- Follow UMH rent collection procedures.
- Adhere to state-specific guidelines for evictions and repossessions.
- Coordinate with the UMH Legal Department and Regional Manager on payment agreements.
- Coordinate with the accounting department on security deposits and collections.
- Keep expenses within budget by monitoring costs and utilizing UMH staff and equipment.
- Obtain and compare price quotes from outside contractors.
- Conserve resources and minimize utility expenses.
- Ensure new residents promptly transfer utilities to their name.
- Hold residents accountable for damages, unpaid taxes, or utility bills at move-out.
- Monitor and communicate community expenses and maintenance needs with the Regional Manager.
- Report potential environmental hazards.
- Immediately notify the Home Office of any incidents involving fines, personal injury, property damage, or media reports.
- Report all work-related injury or illness claims to the Workers Compensation Insurance Carrier.
- Complete OSHA logs for recordable incidents.
- Send legal correspondence and bills to the Corporate Office Legal Department promptly.
- Supervise maintenance, office, and seasonal employees as needed.
- Communicate professionally and respectfully with coworkers, managers, and residents.
- Follow UMH procedures for community management.
- Meet UMH standards for quality and safety.
- Perform other necessary responsibilities as assigned.
