About the Role

The Project Manager, Real Estate & Planning supports all aspects of the planning, leasing, and development of Governors Island to further the Trust’s mission and financial goals. This role involves managing project timelines, budgets, and key issues, responding to tenant inquiries, and coordinating external services.

Responsibilities

• Lead or assist in all phases of department projects, including initial project planning, research, and modeling.
• Prepare and manage RFPs or other solicitations.
• Negotiate leases and other contracts.
• Manage funding and financing.
• Coordinate landlord and tenant improvements.
• Manage project timelines, budgets, and key issues.
• Respond to tenant leads and inquiries, and maintain a prospect pipeline.
• Contract and coordinate outside services, such as appraisals, surveys, and studies.
• Track project progress, performance, and key milestones.
• Maintain clear and organized project files.
• Communicate with prospective partners, existing tenants, Trust leadership, and other stakeholders.
• Work closely with colleagues in Legal, Design and Construction, Property Management, and Public Affairs.

Requirements

• Bachelor’s degree required.
• Minimum of two years of experience in a relevant field.
• Proactive and self-directed, with an ability to create and maintain project momentum.
• High degree of responsiveness and follow-through.
• Ability to juggle multiple high-priority projects simultaneously.
• Strong quantitative, financial analysis and real estate modelling (MS/Excel).
• Proven ability to contribute to complex negotiations.
• Civic-minded, with a strong commitment to advancing the Trust’s mission.
• Decision making and communication skills commensurate with representing the organization externally.
• Excellent written and verbal communication skills.
• Ability to synthesize complex issues and present them clearly.
• Entrepreneurial spirit.
• Valid driver's license.
