About the Role

The primary function of the Senior Estimator is to lead estimating efforts for GMP and Hard Bid projects, developing conceptual estimates from schematic plans and supporting preconstruction activities.

Responsibilities

  • Serve as the lead estimator on GMP and Hard Bid efforts.
  • Develop conceptual estimates based on schematic plans.
  • Support team members on multiple preconstruction efforts.
  • Comment on the effectiveness of Project Engineers, Project Managers, Project Administrators, Superintendents, and Project Executives.
  • Interpret CPM schedules, including milestones, procurement, lead times, durations, and critical path.
  • Identify constructability issues and offer value analysis during design development and construction document phases.
  • Understand WEO requirements and their relation to project budgets.
  • Influence change in bid day organization.
  • Implement clarifications and qualifications to influence estimate outcomes.
  • Develop subcontractor scopes from plans, specifications, site logistics, and missing information.
  • Analyze subcontractor proposals, identifying scope items, differences, and exclusions with cost implications.
  • Develop and maintain subcontractor relationships to select advantageous partners.
  • Develop estimates at any stage of construction documents, incorporating subcontractor input, historical data, and plugs for missing information.
  • Track, understand, and explain cost differences between progress estimates.
  • Quantify and distinguish materials, and suggest alternates.
  • Anticipate scope and plug scope not shown on conceptual plans.
  • Understand GC overhead, fee structures, and the use of contingency.
  • Generate cost-saving ideas by analyzing estimates and documents.
  • Establish realistic budgets using historical data and current market conditions.
  • Utilize the cost report to understand project status.
  • Understand WEO subcontract routing forms, including scope, sub analysis, material budgets, and buy-out differences.
  • Utilize lessons learned to improve future estimates.
  • Manage and mitigate risk with Owners and subcontractors, understanding contingency, hard cost risks, qualifications, exclusions, and their implications.
  • Understand insurance cost implications within the estimate, including Builders Risk Insurance, Owner/Contractor Controlled Insurance Programs, Sub Guard Liability Insurance, and Professional Liability Insurance.
  • Understand Owner contracts (AIA 101, AIA 111, AIA General Conditions) and WEO Master Subcontract Agreement (MSA) for potential cost implications.
  • Manage and communicate the scope of work description for Subcontract agreements.
  • Consider a broad range of internal and external factors when solving problems and making decisions.
  • Gather relevant information and grasp complexities when analyzing issues.
  • Make timely and sound decisions under uncertainty.
  • Generate new ideas and combine them creatively.

Requirements

  • Four-year degree in Construction Management, Civil Engineering or equivalent experience in a related field.
  • 5-years minimum of relevant professional experience working with a Subcontractor or General Contractor in the estimating profession.
  • Proficiency in basic computer skills (MS Word, Excel) and ability to use PowerPoint.
  • Proficiency in Outlook and ability to manage calendars, address books, tasks, and email.
  • Ability to navigate and manage files and folders in cloud-based platforms (e.g., Box.com, Dropbox).
  • Proficiency in OST, WebEx, Skype for Business, BidMail, BIM 360 Glue, Bluebeam Revu, and PlanGrid.
  • Basic understanding of scheduling and CMiC applications.
  • Understanding of basic construction administration processes, including construction documents, schedules, RFIs, submittals, and material procurement.
  • Effective oral and written communication skills.
  • Basic time management and organization skills.
  • Completion of OSHA 30-Hour Safety Course.
  • First Aid and CPR certified.
  • Ability to climb permanent and temporary stairs, use construction personnel hoists, climb ladders, and negotiate work areas under construction.
  • Specific vision abilities required: close vision, peripheral vision, depth perception, and ability to adjust focus.
  • Use of hands to finger, handle, or feel objects, tools, or controls.
  • Ability to sit, talk, hear, stand, climb, balance, stoop, kneel, crouch, or crawl.
