About the Role

GFT is seeking an MEP Building Assessor to conduct on-site, visual-only condition assessments of mechanical, electrical, plumbing, and fire protection systems for large Facility Condition Assessment portfolios. This role evaluates current condition, remaining useful life, and repair needs, documenting findings through detailed notes and photographs. The position operates on an hourly, as-needed basis to align with fluctuating project demands.

Responsibilities

Visually assess MEP systems including HVAC, boilers, chillers, pumps, ductwork, ventilation, controls, switchgear, transformers, panels, breakers, lighting, generators, fire alarm, water piping, valves, backflow preventers, water heaters, fixtures, sanitary and storm drainage, sprinklers, risers, fire pumps, standpipes, and fire/smoke dampers.
Identify deficiencies, performance issues, end-of-life indicators, and operational risks, and document findings clearly with detailed notes and photos.
Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative.
Use GFT-provided devices, SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings.
Respond to Quality Review comments on post-field data entry and submission to streamline final reporting.
Participate in travel rotations (typical Sunday–Friday field week) one to two times per month with remote reporting weeks in between; longer rotations may occur for remote locations.
Maintain safe work practices and comply with all site requirements and installation protocols.

Requirements

A minimum of 5 years’ relevant field experience evaluating mechanical and electrical systems in buildings of various size and use.
Ability to identify typical failure modes and condition indicators for MEP components.
Strong documentation skills; ability to communicate technical findings clearly.
Willingness and ability to travel throughout the country for field assessments.
Proficiency with field technology, including mobile data collection tools, SharePoint-based workflows, and structured reporting platforms.
Ability to work efficiently in a fast-paced, deadline-driven field environment with changing project needs and travel schedules.
Ability to remain fully engaged during field assignments, with focused attention on inspections, documentation, and project requirements throughout scheduled field time.
PE license (Mechanical or Electrical) or equivalent advanced technical credential/experience. License is not required with adequate experience.
Successful completion of a criminal background check.
