About the Role
The Supervisor of Maintenance is responsible for keeping the facility in good repair and in clean and orderly condition. This role is classified as an essential worker, responsible for completing duties during emergencies, including weather-related events, pandemics, and civil unrest.
Responsibilities
- Maintains and oversees the interior and exterior of the facility to the highest standard of excellence.
- Conducts daily walk-throughs to observe safety and cleanliness, reporting findings and recommendations to the Director.
- Supervises maintenance staff, ensuring a safe working and living environment and reporting workflow issues.
- Collects work orders and assigns tasks to maintenance staff.
- Responds to building-related emergencies.
- Provides on-site orientation for new staff.
- Provides technical training on repair and maintenance topics.
- Assists the Director with feedback and support for maintenance staff, potentially participating in supervision meetings.
- Measures daily departmental performance and provides feedback.
- Schedules employees to complete assigned work orders and emergency work.
- Examines facilities to determine needed installations, services, and repairs, reporting findings to the Director.
- Coordinates the purchase of maintenance supplies and monitors departmental expenditures.
- Orders, picks up, and maintains parts, supplies, and equipment, tracking inventory.
- Assembles and installs furniture, shelves, and other building/office items.
- Performs janitorial duties including sweeping, mopping, floor maintenance, vacuuming, and cleaning common areas.
- Turns over apartments after tenant move-out, including furniture removal/placement, painting, and assisting with unit cleaning.
- Completes seasonal tasks such as snow removal and air conditioner installation/removal.
- Paints and repairs windows, doors, floors, woodwork, sheetrock, plaster, and other building structures.
- Performs basic plumbing, carpentry, tile work, locksmithing, and electrical services.
- Records maintenance and repair work, maintaining a filing system and presenting work orders for approval.
- Monitors inventory, orders supplies with Director approval, and receives/stocks orders.
- Maintains and ensures the accuracy of all logbooks (sprinkler, fire extinguishers, smoke detectors, alarms, elevators, etc.).
- Follows up on violation notices in conjunction with the Director.
- Escorts and stays abreast of vendors working on the grounds.
- Wears appropriate PPE to prevent injury and avoid contact with hazardous materials.
- Represents the agency's mission, values, and ethics, and upholds the Code of Conduct.
- Handles other assigned job-related duties.
- Is on call 24 hours/day, 7 days/week.
Requirements
- Minimum 5 years in building maintenance or a related field.
- Must obtain FDNY S-95 Certificate of Fitness - Supervision of Fire Alarm Systems and Other Related Systems within the first 3 months of hire.
Skills
- Strong interpersonal skills, including communication and leadership.
- Basic knowledge of plaster, sheet rock, painting, plumbing, window repair, locksmithing, tile work, and electrical work.
- Basic knowledge of health, cleanliness, security, and safety issues pertaining to building maintenance.
- Expertise with tools ranging from common hand tools to power tools to precision instruments.
- Strong time management skills, able to handle multiple tasks and assignments.
- Flexibility to work overtime, occasional emergency calls, holidays, and weekends.
- Proficiency in internet navigation, E-mail, and Microsoft Word.
